I highly recommend Theresa Wellman. Not only is she a great realtor, she is a great person!

The Bay Area real estate market is extremely challenging for first time buyers like us. We were very thankful to have someone as knowledgeable and professional as Theresa to guide us through the process. We ended up making five offers over a year and a half before we got an offer accepted.

Theresa was very responsive and very helpful at explaining everything from sewer laterals to contingencies. Theresa also recommended the loan agent we ended up working with at BoA and the handyman we called to fix some issues in our new house. Theresa was recommend by a friend of ours. So clearly she has some great connections in San Jose.

In addition, several other things stood out about Theresa. First, unlike a lot of realtors she is very data driven: she has an amazing spreadsheet showing inventory, prices, etc over many years, and was extremely detailed in using data to do comparative analysis for offer pricing. Second, she taught us a lot about what to expect and how to buy a home, both in person and via her amazing series of YouTube videos.

Finally, Theresa was simply a great person. We weren't the easiest clients, but she treated us with kindness and patience the whole process. I was also very grateful for the way she interacted with our 2 year old son: who ended up referring to her as Auntie Theresa.

Even though the process of buying a home in the Bay Area was stressful and intimidating, we are ultimately glad we went through it.

We absolutely love our new home in Willow Glen.

You'd be hard pressed to find a better realtor than Theresa Wellman in San Jose.

Our experience with Theresa Wellman was very positive with her market knowledge, communication, support, and follow up. She provided value add with her proactive approach working with support teams including her network of repair contractors, cosmetic detailers, staging professionals, inspectors, and interactions with an escrow team with follow up on documentation and the closing process. We like her interesting approach to understand the marketplace by defining her key real estate attributes, measuring, and analyzing local market trends with data. Before selecting a realtor we watched many of her YouTube videos consistently sharing updates on the San Jose real estate market. During our research we found Theresa was a full time realtor (as opposed to many realtors with other primary jobs they focus on) with over 17 years of experience. In addition she demonstrated success as a top realtor thru our research with one of the highest number of transactions during the previous year (representing both sellers and buyers) among the realtors we considered in our area. We visited many open houses from our narrowed list of realtors to evaluate how each one presented their clients homes in regards to published materials, traffic (indicating marketing for open house), staging, realtor participation and professional presentation. Afterwards we selected Theresa to represent our home selling experience and glad we did. We moved out of state prior to listing our home and handed the keys over to Theresa as she took care of the entire process from contractor project completion, home prep, staging, open house, and of coarse final sale thru close of escrow. She kept us updated with excellent communication during the entire process and sold our home above list price making for a non-stressful experience from 2500 miles away. We placed a lot of trust in Theresa as we left our home in California and she did an exceptional job. I would highly recommend Theresa and her team to represent home sellers or buyers in the real estate market.

4. most of all the intention for client's satisfaction and give them a good experience. Warren Buffet in one of his videos told this. If you sell a product or service, customer wont remember how much they paid for it after few years, but they will remember the experience. We had a good experience.

Theresa and her team were able to operate on our really fast time schedule. We wanted to get into the market before mortgage rates rose and she was able to make that happen in under a week as our buyer's agent. Mind you, at no point did we feel pressured or encouraged to make an offer on any specific property. She was very patient and her mind is loaded with a TON of information due to her intellect and experience as an agent over the many years.

The process started in her office where she asked us to give her specific details about what we were looking for. She breaks it down into categories based what is an absolute must, nice to have, versus what is not all that important. She then takes this information and puts together a list of homes that fit within your budget. If anything I had push for her to extend my requested budget upwards a few times, because at no point did she ever try to upsell us into spending more money on a home.

After we isolated a property that we fell in love with, she was able to use her connections to help us make a killer offer. We fell 2nd place but the rest of our offer stood out due to the presentation Theresa presented to the buyer's agent. Our offer was chosen after a slight adjustment to the agreed upon purchase price and we got the house!

After the house was under contract she helped us look through every nook and cranny to find any defects we could ask the seller to repair. Although the house was non-contingent she was able to get many items resolved before closing.

TL;DR: If you are looking for an agent that is not pushy, very detail oriented, and can operate on whatever time schedule you desire then pick Theresa. I honestly believe that without her there is no way we would have acquired the property we were interested in. Her comps were spot-on and her connection and communication with other agents got us the house.

We relocated to the US from the UK and my son found Theresa Wellman through her excellent Youtube videos of all the areas she covers. We reached out to her via email and she was immediately responsive, contacting us via video conference to get to know us and understand our requirements. With us not being local, she guided us through all the differences in the US property market so we felt like we were prepared to hit the ground running when we arrived.

She already knew what our requirements were when we arrived and started taking us to appropriate houses on day 1 and quickly adjusted as we started to fully understand what we wanted out of a property advising us where to compromise and where not to. All I can say is, thank goodness we found Theresa!
We relocated to San Jose from the UK and had little idea of how to prepare and what to expect from home buying process in California. Before our physical relocation we began searching San Jose neighbourhoods on the internet to get a feel for some of the areas we may like to relocation to. After going round in circles for quite some time we stumbled across Theresa's YouTube channel. It was so incredibly informative and quickly gave us a much clearer view on where our ideal home might be located. I sent Theresa a brief message via her Facebook page and she quickly responded and gave me a huge amount of help and advice. I was so impressed !
We kept in touch over the next few months and she was always so willing to answer all our home buying questions. We had so many!
Not only that but Theresa also put us in contact with a fabulous mortgage advisor (who directed us through the complex loan application process) and helped us find a great area for a short term rental for when we arrived in the US. This was invaluable, particularly during Covid when we were unable to visit the area prior to our actual relocation.
When we arrived in the US in March 2021, Theresa couldn't have made us feel more welcome. Her kindness and support is so genuine and I can honestly say we couldn't have felt more welcome.
Once our loan application was progressing well, Theresa quickly set us up with a string of home viewings, tailored to exactly our requirements.
The housing market in the Almaden Valley area is extremely competitive but we had built so much trust in Theresa that after only 6 house viewings we found a home we absolutely loved and decided to make an offer. Theresa is amazingly analytical and great with numbers and this allowed us to make a fair and competitive offer which Theresa presented to the seller, along with a highly professional introductory video. This was the first home we had made an offer on and thanks to Theresa's expert guidance our offer was accepted! We were moved in to our dream home (with pool!) just 2.5 months after landing in the US. This far exceeded my expectations.
Theresa went above and beyond and we can't thanks her enough for the personal and tailored approach, which was unlike anything I'd ever experienced in the UK.

A big thank you to Theresa Wellman for helping me through the daunting process of selling my home! I met Theresa years ago when she would walk the neighborhoods in Almaden to introduce herself and talk about the housing market and where we might be in the overall housing cycle. I had been dreaming of moving but didn’t know where I wanted to move in retirement. Theresa was patient with me over the years, answering all my questions and providing information about the housing market, how the selling process worked, and how to spruce up my home for sale.

I finally made a new home purchase decision in 2019 and Theresa was the first person I called to talk about my next steps in selling my Almaden house. It was never a choice for me - Theresa was the go-to realtor for me! As it turned out, my new home needed a lot of remodeling, so I was not pressed in getting my old house ready for sale. Theresa was extremely resourceful in recommending packers, de-clutterers, movers, and handymen, all of whom I leveraged in my process of getting out of the home I’d been in for almost 30 years.

When I finally was ready to put the home on the market and schedule a move in early 2020, the COVID-19 pandemic hit us. I immediately slammed on the brakes so I could re-assess my next steps. Theresa was awesome in providing regular input and information on what the housing market was doing in Almaden and other areas of CA and the US - all to help in predicting what my experience might be in this stressful situation. I ended up staying on hold for about two months and then decided to move forward. I had decided to move completely out before putting the house on the market. Theresa had a number of options for engagement and involvement with the house readiness and I took full advantage of it. Once I had moved out, Theresa managed all the house improvements, yard sprucing, and staging activities for me, keeping me up to date on every step.

Once the house pictures were taken and the beautiful marketing materials were generated, the house was ready for walkthroughs. With COVID, Theresa made sure all safety protocols were followed over the many showings during the week. I received a couple of offers early in the second week and selected one from a lovely family. Theresa was great about walking me through the offers and giving me a great understanding of what to look for in a good offer and what the downsides might be of others.

My choice for a realtor was always an easy one for me. Theresa worked hard over the years to cultivate a relationship with me, educating me along the way, and when I was ready, she was an obvious choice to help me sell my house. She is honest, knowledgeable, communicative and highly professional, and I highly recommend her to anyone wishing to buy or sell a home in the Almaden area of San Jose.

I wanted to move out of the Bay area to Sacramento. In order to do that I needed to sell my condo to have the funds to be able to buy a place in Sacramento. Theresa helped us to sell our rental condominium in downtown Campbell, and we couldn’t have had a better experience. We live out of town so we weren’t able to be at the property, which was why Theresa was so critical. Theresa took care of everything for us from beginning to end, and even did some minor landscaping for us in areas that weren’t looking so nice. Theresa coordinated with our tenants for showings/inspections/etc so we hardly had to lift a finger. In the end, we got multiple offers and sold for above list price! Because of her help, we were able to sell our house well over the asking price to the very first family who saw the house. We couldn’t have asked for a quicker and easier sales process. She knows the Almaden market extremely well and was expert at marketing, pricing, and strategizing how best to get the house ready for sale. Theresa’s connections throughout the local real estate industry allowed her to find a buyer before the house was officially on the MLS and find people to help us in every step of the sales process.

She was always responsive, professional, knowledgeable and courteous. In all of our interactions, she was friendly, cheerful, and had a good sense of humor. Theresa was immensely helpful as she provided excellent tradespeople for every type of help we needed (fence builder, handyman, painter, landscaper, pool maintenance, and inspectors), and even anticipated what help I would need before I arrived at the same realization. We can’t imagine anyone knowing the Almaden market better, as she knew all of the sales data and trends, what houses sold for and what drove their pricing. Her keen analytical skills helped her integrate long term historical data as well as recent trends due to COVID to provide an on-target assessment on timing and pricing for our house sale. Theresa provided solutions to last minute suggestions that we had, making the house more attractive by providing pool decorations, flowers around the pool, and plants for front entryway.

Theresa was very prepared and knowledgeable about the market in San Jose. She was ahead of the curve with COVID-19 issues and setting up virtual open houses and ensuring all touring our home complied with the safety mandates. Selling a house is a challenge and even more challenging during a shelter in place. As first time homebuyers it was quite a privilege to work with Theresa. I’ve known her as a troop leader for my daughter’s Girl Scouts, to be extremely reliable and efficient, but she went above and beyond to help us buy a home in the highly sought out neighborhood we love, the Almaden Winery.

We purchased a house in Morgan Hill on the San Jose border. This was a unique property on acreage including a Well and Septic. This is a first for us, but Theresa helped answer ALL of our questions. Theresa is the best realtor that I have ever worked with. She helped my and my wife both sell and purchase our new home, over the course of 10 months! She is incredibly professional, highly responsive, and extremely smart. While selling our house she used many advanced and professional selling tools such as professional photos, drone photos, high-end staging, video coverage, and a custom website. She was very thorough in her work and active in her communication about preparing the home, preparing ourselves, handling bids, and closing the sale. We met Theresa at an open house when we just started shopping around in Cambrian area. Our first impression of Theresa was professional, yet friendly so we decided to schedule an initial consultation meeting with her. Where to start?!?! Theresa is absolutely PHENOMENAL. I am a total "A" personality that requires details and processes. Theresa ALWAYS has a Plan A, B, C (and probably more). We explored a lot of options and hired Theresa since we felt she could best relate to someone that would buy our house and due to her record in the area (she sold a lot of houses in our neighborhood). She was on top of the situation throughout the whole process: giving us daily updates, following up on e-mails around the clock, and since we relocated away from the area we appreciated help with things like hiring contractors and arranging repairs. Even though we were away, it felt like we were completely immersed in the process and got plenty of explanations and guidance from start to finish.
