A still-evolving slice of downtown
Carver cuts a convenient swath through the heart of Downtown Richmond. This area has a long history, dating back to the early 19th century. And it’s still a section of the city drawing developmental interest, boosted by its valuable proximity to Virginia Commonwealth University and the plethora of retail and dining offerings of the wider downtown sphere. This all comes with relatively more accessible housing prices compared to some other nearby neighborhoods. “To me, Carver has a much newer feel,” says local Realtor Ernie Chamberlain of George: A Real Estate Group. “And it’s much closer to VCU.”
Options span a wide timeline
Variety defines the types of homes people can find around Carver. There are houses in the neighborhood that date back to the mid-19th century, but also homes and condos built within the last several years. Many of the options in Carver are rowhome-style residences, situated tightly on sidewalk-lined blocks. Though Chamberlain notes that there are some detached houses here, too.
Homes in Carver average 1,619 square feet. Both the single-family homes here and the condos sell for the same price points, often from about $300,000 to almost $600,000. “It’s kind of on fire,” says Chamberlain, who has lived in Richmond for more than a dozen years. “You pay less to live in Carver than you do in say The Fan or the Museum District. But you get a lot of the same amenities and the same walkability that you do in The Fan or the Museum because of the proximity.” The crime score in the neighborhood ranks slightly above the national average according to the CAP Index, with scores highest in the categories of sexual assault and larceny.
Downtown orbit offers plenty of dining
Carver’s walkability makes it easy to get around to the eateries that dot this neighborhood and the surrounding ones. One of the local favorites for a sweet treat in Carver is Sugar Shack Donuts, where the maple bacon doughnuts, complete with bacon bits, are a hit. Cobra Cabana, meanwhile, is a well-liked neighborhood haunt to grab a sandwich — the chicken sandwich is popular in particular. And patrons can wash down their sandwiches with one of the several signature cocktails here. Those who don’t mind taking a longer stroll can wade over into neighboring enclaves like Jackson Ward or The Fan for food. Mama J’s is one of the stalwarts in Jackson Ward, for instance, for its homestyle soul food. “There’s a number of restaurants in Jackson Ward,” Chamberlain says. “There’s plenty of things up and down Broad Street. Then you can hop across Broad Street and hit something in The Fan pretty easily.” Those eyeing a quiet night in with a home-cooked meal can quickly grab groceries at the neighborhood’s Kroger, too.
Community gatherings are easy to find
Carver’s downtown location places the neighborhood near a number of events and happenings over the course of the year. Among the long-running traditions in the area is 2nd Street Festival, a two-day showcase of music, food and more in Jackson Ward, that’s been in place for more than 30 years. Also, the Richmond Christmas Parade route passes past the neighborhood along the thoroughfare of Broad Street. The parade, which takes place in early December, dates back more than 40 years.
Namesake school comes close by
Kids in Carver can attend schools in the Richmond Public Schools system, which carries a C-plus overall rating on Niche. Students here can start at the C-minus-rated George W. Carver Elementary School which, like the neighborhood, is named for the legendary Black scientist noted in part for his invention of myriad products derived from peanuts. Carver Elementary mixes fun and learning with activities like Book Character Dress Up Day. From Carver, students can advance to Albert Hill Middle, a B-rated school whose extracurricular activities include sports teams like coed soccer and girls basketball. The B-rated Thomas Jefferson High is next, which offers the International Baccalaureate Middle Years and Diploma programs. The sprawling campus of Virginia Commonwealth University is nearby as well, which enrolls well over 28,000 students and has a well-regarded medical school.
Green space is easy to find
Carver may be a thoroughly urban enclave, but there are multiple pockets of green space nearby. Smith Peters Park offers a playground and plenty of open field space right in the heart of the neighborhood. Also the almost 8-acre Monroe Park is less than a mile walk away as well. Monroe Park, the oldest municipal park in the city, is somewhat of a hub in the area with its majestic fountain and grassy expanses. The park is packed on warm and sunny days.
Transportation can be a breeze from Carver
Multiple stops on Richmond’s GRTC bus service are accessible from Carver. The GRTC system features more than 40 routes and some 1,600 stops in total. Carver also runs up against Belvidere Street, an artery that offers exits to Interstate 95, making it easy to start trips toward other parts of the city and the state.

A variety of food is a little something that Richmond is known for. A quick journey into the fan surely reveals this fact and there are many varieties of food to choose from.

I'm no too versed on the changes as far as employment goes in this area seeing as though I don't even work in this area. But again as it being a college area, there are limits to what is even available.

As said in the first one, I absolutely love Richmond for its food and restaurant culture. I haven't been to a quarter of all the restaurants here and I dare say it has one of the best food scenes in any US city.
