Chestnut Hill, sometimes called Highland Park Southern Tip, is a pocket of early 20th-century homes just north of Richmond ’s downtown. Originally developed as a streetcar suburb, the architecture — which includes American Foursquares and Queen Anne homes — is one of the area’s biggest draws. Many of the homes here have been renovated, breathing new life into this historic North Side neighborhood. Downtown Richmond is a 10-minute drive away, and Brookland Park ’s trendy restaurants are nearby.

Revitalization creates a mix of long-term and new residents
Chestnut Hill has a mix of long-term residents, first-time homebuyers and younger folks looking to be close to downtown. “It has a deeply rooted community. Once you get over there and meet people, it's just good people, good neighbors,” says Shameka Washington, a Realtor with Icon Realty Group and life-long Richmond resident who has built homes in the neighborhood. With prices that are generally lower than most of the city, the area also attracts investors who remodel homes to resell or rent. “The revitalization of the area is a huge draw,” says Kacie Jenkins, a Realtor with Real Broker LLC. “The houses look fantastic — they’re bringing them back to their former glory, and people are really attracted to that.”

That's what draws a lot of folks to them,” Washington says. “The ones that are being revitalized and the ones I’ve personally done as new construction, I’ve tried to bring those elements into the houses.” She says many of the homes feature elaborate trimwork, and it’s common to find upstairs balconies. Many of the original homes have been updated, and you can also find fixer-uppers and even some new construction. Most people here rent, and renters can find single-family homes, apartments and townhouses.
