Chestnut Hill, sometimes called Highland Park Southern Tip, is a pocket of early 20th-century homes just north of Richmond ’s downtown. Originally developed as a streetcar suburb, the architecture — which includes American Foursquares and Queen Anne homes — is one of the area’s biggest draws. Many of the homes here have been renovated, breathing new life into this historic North Side neighborhood. Downtown Richmond is a 10-minute drive away, and Brookland Park ’s trendy restaurants are nearby.

Revitalization creates a mix of long-term and new residents

Chestnut Hill has a mix of long-term residents, first-time homebuyers and younger folks looking to be close to downtown. “It has a deeply rooted community. Once you get over there and meet people, it's just good people, good neighbors,” says Shameka Washington, a Realtor with Icon Realty Group and life-long Richmond resident who has built homes in the neighborhood. With prices that are generally lower than most of the city, the area also attracts investors who remodel homes to resell or rent. “The revitalization of the area is a huge draw,” says Kacie Jenkins, a Realtor with Real Broker LLC. “The houses look fantastic — they’re bringing them back to their former glory, and people are really attracted to that.”

American Foursquare and Queen Anne homes with original details

Most homes here are American Foursquare and Queen Anne houses built in the early 1900s when the neighborhood was developed as a streetcar suburb. “A lot of them have character. That's what draws a lot of folks to them,” Washington says. “The ones that are being revitalized and the ones I’ve personally done as new construction, I’ve tried to bring those elements into the houses.” She says many of the homes feature elaborate trimwork, and it’s common to find upstairs balconies. Many of the original homes have been updated, and you can also find fixer-uppers and even some new construction. Most people here rent, and renters can find single-family homes, apartments and townhouses.

Home prices are below Richmond’s median

The median home sale price is in the lower $300,000s, which is lower than Richmond’s overall median and that of Northern Barton Heights, but is about the same as Highland Park ’s median. Prices are often determined by condition and updates. You can find:

Overby-Sheppard Elementary and other RPS schools serve the area

Kids here can attend Richmond Public Schools, which has address-based enrollment. Overby-Sheppard Elementary School is in the neighborhood and has a Literacy Support Team to help kids learn to read. Students can then head to Henderson Middle School and John Marshall High School, or they can apply to regional governor’s or specialty schools like the highly rated Richmond Community High School, which prioritizes accepting gifted students from socio-economically disadvantaged backgrounds.

Around 10 minutes to downtown and VCU

Downtown Richmond is a 10-minute drive away, and Interstates 95 and 64 are within five minutes. Virginia Commonwealth University’s main campus in The Fan and the medical campus downtown are also around 10 minutes away. The Greater Richmond Transit Company bus stops along Fourth Avenue. Sidewalks make the area pedestrian-friendly, though you’ll need to drive or take the bus to amenities.

Restaurants and recreation near Chestnut Hill

Six Points, on the neighborhood’s northern end, is home to a Family Dollar and New York Fried Chicken, a restaurant serving chicken and burgers to go. Nearby, Brookland Park Boulevard is a trendy commercial area with locally owned restaurants, including:

  • Slay Burgers, which specializes in smashburgers
  • Shrimps, a seafood and soul food restaurant
  • Ruby Scoops, an ice cream shop that serves classic and creative flavors
  • Fuzzy Cactus, a bar that has regular live music
  • The Smoky Mug, which is both a coffee shop and a barbecue restaurant
For recreation, the Third Avenue Tot Lot has a playground, and Hotchkiss Park is home to a community swimming pool, sports fields and pickleball courts.
