Whitcomb offers attractive price tags in Richmond's East End

Whitcomb is an established East End neighborhood just 2 miles away from Downtown Richmond. Largely developed in the 1940s and '50s, the community offers easy access to the parks and businesses of Union Hill and Church Hill without the accompanying price tags. The neighborhood is home to Whitcomb Court, a public housing complex with over 400 units and redevelopment plans in the works. Locals have access to free public transit lines, and dozens of popular restaurants are a short trip south.

Midcentury homes and investment opportunities

Whitcomb Court, on the community's north side, is comprised of roughly 440 public housing units. The area is slated for upgrades in the coming years, including modernizing units and safety improvements. Whitcomb's single-family homes date back to the mid-1900s, with ranch-style homes, bungalows and Colonial Revivals dominating the housing scene. You can also find a small offering of two-story 2020s builds, most featuring hardwood floors, covered front porches and fenced-in backyards. Some of the older homes in the community have been renovated, while others are in need of updates or major renovations. “This area is much more affordable than nearby vicinities,” says Ray Rivera, a Realtor with EXP Realty LLC. “You can find a property with great value at a more entry-level price point.” Price tags start in the low $100,000s and reach the low $300,000s. With a median of around $200,000, the community tends to be more affordable compared to nearby neighborhoods like Eastview and Brauers, which have medians of $230,000 and $280,000, respectively.

Public and private schools nearby

Local families are served by Richmond Public Schools, with most students attending Woodville Elementary, Martin Luther King Jr. Middle and Armstrong High School. Open High School is an application-based option in the district that emphasizes independent, self-directed learning, with options for dual enrollment and college credit. Nearby private schools include Anna Julia Cooper Episcopal School in the nearby Woodville neighborhood, and Central Montessori School, serving middle schoolers in nearby Shockoe Bottom.

Outdoor recreation with city views and river access

Outdoor recreation is easy to come by in Richmond's East End. When you're looking to enjoy the outdoors, you can visit spots like:

  • Whitcomb Community Park, an open field next to Whitcomb Court with benches, a gravel walking track and a football field
  • Lucks Field, home to a baseball diamond, basketball courts and a playground
  • Jefferson Park, a popular Union Hill picnic spot with walkways, a playground and panoramic views of the Richmond skyline
  • Great Shiplock Park, where visitors can fish from the edge of the James River or hop on the Virginia Capital Trail
The neighborhood is also home to the Whitcomb Court Community Center, which offers picnic tables, a basketball court and a community resource center.

Shopping and dining in nearby neighborhoods

While the neighborhood is primarily residential, apart from a handful of corner markets along Mechanicsville Turnpike, there are dozens of popular restaurants in nearby communities like Union Hill and Church Hill. Local favorites include:

  • Davinci’s, serving specialty pizzas, wings and foot-long subs
  • Metzger Bar & Butchery, a quaint eatery known for its German-inspired plates and handcrafted cocktails
  • Liberty Public House, offering pub fare and weekend brunch
  • Sub Rosa Bakery, known for its pastries, coffee and fresh loaves of bread
You can shop for groceries close to home at New Grand Market or take the short drive to Farm Fresh or Kroger for a larger selection.

Bus routes and interstate access close to home

Interstate 64 and the Mechanicsville Turnpike both border Whitcomb, offering direct routes for commuting and local travel. Interstate 95 is also close by, connecting drivers north and south across the Richmond metro region. The Greater Richmond Transit Company operates free bus routes across the city, with nearby stops along Whitcomb Street, Ford Avenue and Mechanicsville Turnpike. For rail travel, Main Street Station is around 2 miles south in Shockoe Bottom. For those who prefer to fly, Richmond International Airport is about 10 miles east.

I live in Richmond, Virginia. The buisnesses in this area are okay. There are some that I go to more than others, but the overall experience is the same. I especially like Walmart and Sams Club. These are my two favorite places to shop. You can get anything there.
