Eastview is a small Richmond neighborhood where comparatively affordable home prices and East End amenities attract first-time homebuyers, investors and renters. The neighborhood isn’t far from Church Hill, an area known for its history and vibrant restaurant scene. Demand in Church Hill has been expanding toward Eastview, spurring development like a new grocery store and a new community center, but you can still find a move-in-ready home here for well below the city’s overall median price. Travel is easy with Interstate 64 nearby and access to free bus routes.
Compact bungalows that appeal to investors and renters
Most homes in Eastview are bungalows and single-story Cape Cods that sit close together along the neighborhood’s tree-lined grid of streets. They tend to be on the smaller side, averaging around 1,000 square feet. “The homes are small enough that if you like to do some of your own exterior maintenance, you can do stuff yourself and not be overwhelmed,” says Bryan Turner, a Realtor with eXp Realty who’s sold homes in the area for around 40 years. “A lot of people buy them and hold them as rentals as well.” In fact, the majority of people living in the neighborhood are renters.

How much homes cost in Eastview
The median home sale price in Eastview is in the lower $200,000s, below Richmond’s overall median and that of the nearby neighborhoods of Brauers, Fairmount and Union Hill, but above that of Peter Paul and East End. Prices usually range from the upper $100,000s to the lower $300,000s. “Properties in Eastview have remained under $300,000 for quality, renovated homes, so there is a lot of interest in this part of town because of that,” says Ray Rivera, a Realtor with eXp Realty.
Nearby public and specialty school options for families
The Richmond Public Schools district serves the area, and enrollment is primarily address-based. Kids can start at Fairfield Court Elementary School and then go to Martin Luther King Jr. Middle School. An alternative option is the Anna Julia Cooper School nearby, which offers tuition-free education from kindergarten through eighth grade. Older kids can go to Armstrong High School or apply to specialty schools like Franklin Military Academy or Open High School, which are both highly rated.

How long it takes to get downtown and across the city
Commuters have easy access to I-64, Mechanicsville Turnpike and Downtown Richmond. To make the 2-mile trip to downtown, you can:
Drive there in around 10 minutes via Fairfield Way, Oliver Hill Way and Broad Street.
Take the free Greater Richmond Transit Company bus there in 30 minutes by getting on the 5 and transferring to the 1A at the transfer station
Bike there in around 15 minutes via 20th, 21st and Dock Streets, but you’ll have to go uphill on the way back
Virginia Commonwealth University’s Monroe Park campus in The Fan, about 4 miles away, is a 10-minute drive, a 20-minute bike ride or a 45-minute bus ride. If you need to get out to Innsbrook in the West End or to McGuire in the South Side, you’re looking at a 20-minute drive and bus rides of over an hour.

Eastview is mostly residential, so you don’t get the same level of activity as the more commercial parts of Church Hill. However, you are close to busy streets and might hear traffic noise. Closer to home, you’ll find a few convenience stores and Seafood World, which cooks fresh seafood to order. You can head north on Mechanicsville Turnpike for fast food restaurants and grocery shopping at Food Lion.
