Peter Paul is a quiet part of Richmond ’s East End that’s often considered an extension of the popular Church Hill community, but it has a much more residential feel than its busy neighbor. You can find midcentury bungalows at lower prices than in nearby areas, making it popular with first-time homebuyers and investors. With community gathering spaces and trendy restaurants within walking distance, you can have all the benefits of Church Hill with a more peaceful atmosphere. The median home sale price in Peter Paul is in the lower $200,000s, below Richmond’s overall median and that of the nearby neighborhoods of Fairmount, Woodville and Church Hill North. “The closer you are to Broad [Street] and all the numbered streets, the more expensive the homes,” says Dawn Roy, who’s sold homes in the area for 13 years and is a broker associate with Family Tree Realty Group. “On the other side of Nine Mile Road, now we’re getting into some areas that it may be more affordable.” Prices for a move-in-ready home usually range from the mid-$100,000s to the upper $300,000s, and you can sometimes find a deal on a fixer-upper.
A mix of rental homes, fixer-uppers and classic styles
Most homes here are bungalows, Cape Cods and ranch-style houses built in the 1940s, and you can also find some early 1900s two-story houses. These usually come with yards that are “large enough to give you a little bit of space,” says Bryan Turner, a Realtor with eXp Realty who’s sold homes in the area for around 40 years. “It wouldn't be real expensive to fence off, like if you had animals or kids.” Most homes have been renovated, but you can still find fixer-uppers if you’re willing to put in some elbow grease or are looking for an investment property. More than half of the area’s residents rent their homes.

How long it takes to commute downtown
Peter Paul is north of Church Hill and offers easy access to I-64 via Nine Mile Road. Downtown Richmond is a 10-minute drive away. You can also get there on the Greater Richmond Transit Company’s free bus, a ride that takes around 30 minutes, or by bike, which can take around 15 minutes. Virginia Commonwealth University’s Monroe Park campus in The Fan is a 15-minute drive or a 45-minute bus ride away.

Union Market, which also has a popular patio and serves made-to-order sandwiches
Sub Rosa Bakery, known for its freshly baked bread and pastries
Liberty Public House, serving brunch and casual pub fare in a former movie theater
