Historic landmarks and housing developments in the middle of Riverside

Centrally located in the city of Riverside, Ramona uniquely combines the nostalgia of the 1950s with the amenities of today. Places like the Van Buren Drive-In Theatre keep the past alive, while the Maxine Frost Performing Arts Center trains students now for future careers. The area is popular with college students and commuters, making it one of the city’s most diverse neighborhoods. “Most people would know that as the Magnolia Center area. I grew up in the neighborhood, and Riverside built lots of its homes off Magnolia Avenue. It’s a diverse area with lots of historic homes from the 1920s through the 1960s on hidden streets,” says Molly Silva-Gurrola, a Realtor and team lead at Nest Real Estate with nearly 30 years of experience. “It’s a hub for Riverside, just like downtown. There’s lots of shopping and parks in the area and easy access to all the freeways.”

Midcentury houses in an urban suburb

“The neighborhood is one of the most affordable areas in the city. It has entry-level homes in a pretty area where every street is uniform, and there are lots of trees, particularly Chinese Elms,” says Silva-Gurrola. “There’s very little new construction in the area because to build a new house, an old home has to be taken down first.” Ramona residents typically live in tract homes in midcentury developments with wide tree-lined streets ending in cul-de-sacs, although more people rent than own here due to the neighborhood’s university students. Ranch-style houses, appropriate for an area once filled with farms and citriculture, sit next to Spanish-inspired architecture. These designs help keep the house cool, even in the extreme desert temperatures. Houses tend to occupy wide lots, and the neighborhood is connected by sidewalks leading to local schools and parks. Homes in Ramona sell after 22 days for a median price of $575,000, although the prices range from $395,000 to more than $800,000 for the area’s prevalent ranch-style houses.

Historic landmarks amongst restaurants and retailers

Many of the neighborhood's eateries line Van Buren Boulevard, although restaurants are located throughout the area. Spots like El Habanero serve Mexican cuisine, while those looking for caffeine can visit the Toasted Coffee Shop. A selection of specialty grocers and large supermarkets, like Maxi Food Markets, Stater Bros. Markets and Grocery Outlet, lets customers find imported spices and local produce. Ramona is less than four miles from Riverside Plaza, one of the city’s most popular shopping centers. It has dozens of retailers, restaurants, and service providers, such as Visionworks and Massage Envy. For a trip back to the newly formed city of Riverside, Heritage House is a museum depicting life at the turn of the 20th century. It was built in 1891 in fully ornamented Queen Anne style and offers pre-booked tours on weekends.

There are also three fixed bus routes through and around the area, which take residents to run errands, medical appointments and downtown. Sidewalks run through most of Ramona, and some people bike to California Baptist University at the neighborhood’s edge. Environmental factors and crime

Ramona has high risks for earthquakes and wildfires, with a more moderate risk of flooding. To combat the loss of municipal services after a natural disaster, the city and county are working to spread awareness of water-saving measures, trim trees to reduce flammable materials and repair older infrastructure.
