It’s popular with families thanks to its strong public schools, well-kept homes and convenient highway access. A quick fun fact: neighborhood streets in Dartmouth are named after universities, many with names like Purdue Place or Cornell Drive. “Most neighborhoods in San Jose were developed in the 1960s and 1970s, and when a builder goes into an area, they can select a theme for their tracts and name the streets,” says Pete Flores, owner of Silicon Valley Residential Brokerage with nearly 30 years of experience. “For Dartmouth, the developer chose a college theme.” Single-family homes here range from $1.4 million to $2.7 million, and newer builds usually land toward the higher end of that range. Townhouses don't often go on sale here, but can go for around $1 million with monthly HOA fees, which cover things like landscaping and shared amenities.

What makes Dartmouth houses different
Dartmouth’s median sale price is around $1.7 million, lower than in nearby neighborhoods like Almaden Meadows. “Neighborhoods like Almaden and Willow Glen are going to have significantly higher home prices,” Flores says. “Houses in Almaden are bigger and have more land. Dartmouth’s average lot size is around 6,500 square feet, and Almaden’s average parcel is twice its size.”

Dartmouth is part of Union School District, which offers school choice along with interdistrict and intradistrict transfers. Within the district, many students go to Dartmouth Middle School, which has a rigorous STEM curriculum and is rated by Niche as one of the top public middle schools in Santa Clara County. Plus, it's in the middle of the neighborhood and easily walkable from a lot of houses. High schoolers often advance to the highly rated Branham High School, which is in Campbell Union High School District. Branham High has a STEAM program with over 20 technical education courses. Its student newspaper has won multiple National Scholastic Press Association Pacemaker awards between 2017 and 2024.
Nearby highly rated private options include Stratford School for kids in kindergarten through fifth grade, featuring an outstanding dual-language program, and Venture Christian Academy, which runs from prekindergarten to eighth grade.
