Located a little over a mile south of downtown Boulder, University Hill is a residential neighborhood wedged between the University of Colorado Boulder and the Rocky Mountain foothills. Residents and students alike live in a diverse housing market of owner-occupied and rental properties. Bike lanes and pedestrian crosswalks make traveling easy, and the mountains add outdoor adventure to the mix, such as climbing the trails at Chautauqua.

A diverse housing market of single-family homes

The median sales price for a home in University Hill is around $1,580,000. The price depends on the home’s age, location and square footage and typically ranges between $1 million and $5.5 million. Some of the more estate-like properties can get up to $7 million. Among the many home styles in the area include:

  • Victorian and Tudor-inspired bungalows and multistory homes from the early 1900s are found east of Ninth Street. Many are investment properties that operate as student housing.
  • Ranch-style homes, split levels and traditional multistory houses built from the 1940s to the 1960s are found throughout the neighborhood.
  • Contemporary, Craftsman and post-modern multistory homes from the 1980s to the 2020s are found along the mountains.
  • Condominiums close to CU Boulder have units that can cost around the mid $300,000s and the upper $600,000s.
“The farther west you get, tucked up into the mountains, those [homes] are usually all owner-occupied, but as you get closer to the university you find more rentals,” says Lydia Creasey, a Realtor and Team Leader of Lydia’s Home Team with Re/Max Alliance, who has almost 20 years of experience.

Renting in University Hill

University Hill has a robust rental market, with most properties located closer to CU Boulder’s campus. Condos and apartments can cost anywhere between $1,800 and $4,000 a month, depending on the number of bedrooms. Select apartment complexes are designated as student housing. Houses for rent can get up to $7,800 a month.

Living next to CU Boulder

CU Boulder has a prominent influence on the surrounding communities, and University Hill is one of the more popular areas for off-campus housing. Roughly 500 students live in the neighborhood, and many university staff as well. “It seems like a lot of people who live in that area are tied to the university somehow. Either they work there, or they just love that setting,” Creasey says. Students and locals and fans cheer on the Buffaloes at Folsom Field during football season. Residents also have access to some of the campus facilities, including the Fiske Planetarium and the University of Colorado Art Museum.

Walking, biking and busing around Boulder

University Hill is walkable and cyclist-friendly, with crosswalks and bike lanes along Baseline Road, University Avenue and parts of Ninth Street. Public transit options include the local bus service, which has several stops in the neighborhood. “When I was in college, I would just take the bus all the way to the airport because I didn’t have a car,” Creasey says. “I would also ride my bike everywhere, and it was actually so much faster than dealing with parking and traffic.” Drivers can access Colorado Highway 93, known as Broadway, and use it to travel throughout the city. The highway also heads south to Golden, about 20 miles away.

University Hill’s parks and outdoor amenities

With the foothills close by, University Hill residents have easy access to the outdoors. Chautauqua Park has dozens of hiking trails exploring the area’s open spaces and flatirons to the west. “You can get your heart beat up, but you don’t need climbing gear on the trails. It’s just a brisk walk,” says Brian Delaney, a real estate broker and owner of Delaney Realty Group, who has almost 25 years of experience. The park also has a playground area, gardens and The Chautauqua Auditorium, which hosts live music and other performances. You can also take tours of the Chautauqua community. Beach Park is a small green space with a playground, close to the university. CU Boulder’s Off-Campus Housing & Neighborhood Relations Department often hosts events at the park, including block parties and a St. Patrick’s Day Festival.

Shopping and dining on The Hill

While most of University Hill is residential, 13th Street has a commercial corridor dubbed “On the Hill” by locals. “The Hill is really college-centric with bars and fast-food places, plus bookstores and that type of shopping,” Creasey says. Popular establishments include:

  • The Sink Restaurant and Bar is a local landmark, serving burgers and pizzas with a side of "Sink Sauce."
  • The Corner is an American bistro that uses locally sourced ingredients.
  • Illegal Pete’s is a regional chain, known for its burritos.
  • The University Hill Market & Deli doubles as a convenience store and sandwich shop.
Pearl Street Mall, Downtown is about a mile north and has a wider selection. The closest grocers are Safeway and Sprouts Farmers Market, both about 2 miles away on Arapahoe Avenue.
