How does Mill Basin compare to the rest of Brooklyn

Mill Basin is a Brooklyn neighborhood that stands out among its neighbors, like Flatlands and Marine Park, for a few reasons. You’ll find detached single-family homes with enough space in the backyards for inground pools, but there are also waterfront properties with private docks. Busy retail centers are minutes from home, and some residents are within walking distance of the elementary school. Mill Basin offers a unique, suburban lifestyle that contrasts with the surrounding borough and its more densely packed streets.

Discover how homes here are younger than most in Brooklyn

Mitchell Feldman is Real Estate Broker and Owner of Pride Estates who does business throughout Brooklyn, and he highlights how the neighborhood has a slower pace of life compared to the rest of Brooklyn. “It’s less congested,” Feldman says. “It’s quieter, and because it’s on a peninsula, the access to the neighborhood is limited. Because of that, you don’t have the through traffic you typically see in most of the other parts of Brooklyn and the five boroughs of New York City as a whole.”

Co-op units are the cheapest option in this laid-back community, selling in the low $200,000s to upper $300,000s. Semi-detached and detached single-family homes start in the low $700,000s and can reach nearly $2 million. The waterfront properties are the most expensive in the area. “Mill Basin homes were built in the ‘60s and ‘70s,” Feldman says. “Most of the other parts of Brooklyn, depending on where you go, homes were built in 1900s or around there. … What was important to homebuyers in the ’20 to ‘30s was different in the ‘60s to ‘70s. Bedrooms were used for sleeping. People didn’t need big rooms. When these houses were built, they wanted bigger rooms and closets. They were more ergonomically designed.”

Water access and recreation are minutes from home

One of Mill Basin’s defining features is its access to the water. “There are waterfront properties that you don’t see in Brooklyn at all; multimillion waterfronts, where you have riparian rights, water rights,” Feldman says. “If you own a boat and you want a dock, you could have a dock.” While some residents have private docks in their backyards, others might rent a slip at King’s Plaza Marina. Residents can sail out into Jamaica Bay.

Lindower Park is the neighborhood’s green space, featuring baseball diamonds, paved basketball courts and a pool that opens seasonally near the playground. If residents want a change of pace, they can:

  • Plan a day trip to Jacob Riis Park’s beaches
  • Take their families to Funfest Mill Basin Bowl
  • Play a round at the nearby Marine Park Golf Course
Mill Basin may be a quiet neighborhood, but you have destinations close to home to explore.

The neighborhood has restaurants close to home

You have a few restaurants to choose from when it comes to dining out in Mill Basin. They’re mostly along Mill Avenue, including:

  • D'Amore, an Italian restaurant known for its pizza and cocktails
  • Samarkand Nights, a destination for Uzbek cuisine
  • Duet Bakery and Restaurant, a high-end spot that surf-and-turf dishes
  • Chateau Yaffa, a high-end spot that opens for brunch, lunch and dinner
There are stores right outside the neighborhood along Avenue U and Flatbush Avenue from the Lowe’s and Home Depot in the Mill Basin Plaza to Kings Plaza Shopping Center, Brooklyn’s largest indoor mall. Key Food is one nearby option for getting groceries.

How to get to Manhattan from Mill Basin

Most Brooklyn residents have to fight for street parking, but many Mill Basin homes feature driveways and attached garages that make things easier for drivers. “For someone who doesn’t need to commute to Manhattan, it’s relatively inexpensive,” Feldman says. The neighborhood is about 25 miles from Manhattan, and the drive usually takes over an hour because of traffic, though Feldman does highlight how easy it is to reach the Belt Parkway using nearby Flatbush Avenue. If you prefer to take the train, you have to drive or take a Metropolitan Transportation Authority bus to nearby stations like Kings Highway to then take the Q train all the way up to Manhattan.

Mill basin is a peaceful neighborhood overall. Neighbors are friendly and it is a good place to start a family. Kings plaza mall is a walking distance for many here, there are parks and other public playground. We are also close to the shore and residents can find walking paths near the water. I would like to see the thriving of local businesses and more job opportunities in this neighborhood.
