Centrally located Lakemont draws golf fans and homebuyers
When people think of Augusta, the first thing that comes to mind is often the Masters, a staple Professional Golfers' Association tournament played annually since 1940. When they think of that, they also think of Lakemont, though they may not know it. Centrally located Lakemont, on the shores of Lake Olmstead, is home to the Augusta National Golf Club, which hosts the Masters each April. “When people move to Augusta, this is a place they look,” says Ross Trulock, a Realtor with Blanchard & Calhoun. “It is a prime location to get you downtown and to the medical district, and property values have also increased here.”

Lakemont homes offer lake views and short-term rental potential
Less walkable than some surrounding Augusta neighborhoods, Lakemont features a mix of bungalows and split-level residences. Some homes offer stunning water views of Lake Olmstead. A homebuyer can expect $204,000 to get them a 3-bedroom, 3.5-bathroom house on almost 0.7 acres, but prices vary significantly closer to the water, and a similar 4-bedroom, 3-bathroom home on 0.82 acres went for $274,000. Like price, the market is based on each listing, but some move fast. One of the biggest weekends in the golfing world occurs annually in Lakemont. While for non-golf lovers, this could be a headache, residents tend to rent their properties to make some extra cash during the week of the tournament. Thanks to the Augusta Rule, homeowners can rent their properties up to 14 days a year without reporting it on their annual individual tax form.
