When you think of Augusta, the first thing that comes to mind is probably the Masters. The annual PGA golf tournament dates to 1934 and, since 1940, has been played on the first full weekend of April annually. However, you may not know as much about Lakemont, the neighborhood that houses the course and sits on the banks of Lake Olmstead.
“When people move to Augusta, this is a place they look,” says Ross Trulock, a Realtor with Blanchard & Calhoun. “It is a prime location to get you downtown and to the medical district, and property values have also increased here.”
Less walkable than some surrounding Augusta neighborhoods, Lakemont features a mix of bungalows and split-level residencies. You can find properties with a healthy bit of land littered with trees for shade and privacy. Some homes offer stunning water views as you get closer to Lake Olmstead. A homebuyer can expect $204,000 to get them a 3-bedroom, 3.5-bathroom house on almost 0.7 acres, but prices vary significantly closer to the water, and a similar 4-bedroom, 3-bathroom home on 0.82 acres went for $274,000. Like price, the market is based on each listing, but some move fast.
Children in Lakemont head to public school in the Richmond County School System. Elementary school students start their journey at Garrett Elementary School before heading to Tut Middle School and Westside High School. The school offers multiple clubs and a full athletic program that includes football. Augusta parents also have the option to send their children to private school, and there is plenty of options in the surrounding areas.
As mentioned, the neighborhood is home to Augusta National Golf Club, a private club that opened for play in 1932. One of the biggest weekends in the golfing world occurs annually on the first full weekend of April. While for non-golf lovers, this could be a headache, residents tend to rent their properties to make some extra cash the week of the tournament. Thanks to The Augusta Rule, homeowners can rent their properties up to 14 days a year without reporting it on their annual individual tax form.
You also have some unique walking trails and outdoor living activities at your fingertips in Lakemont. You can spend a day at Bedford Heights Park for a picnic while your children play on the playground. More unique to the area, though, is the Augusta Canal Trail. Hikers, walkers or bikers can use to get them right downtown or just for some exercise. The neighborhood also has access to Lake Olmstead, and you can find anglers casting their lines on Hunter’s Fishing Bridge right on the lake.
“You name it, and it is on Washington Road,” says Trulock. “It is an artery to the area and connects the city of Lincolnton to downtown Augusta, and it is how to get out to Evans or downtown.” Residents can head to National Plaza, where they can find a Publix and a Kroger for groceries scattered between multiple restaurants, including World of Beer, Metro
Diner and other fast-food stops. Of course, downtown Augusta gives you a whole plethora of options, from events to retail and restaurants.
Home to the Masters every April, Lakemont gives residents a great location to downtown Augusta and multiple outdoor amenities.
