Meadowbrook's midcentury appeal and convenient location
Established in the mid-20th century, Meadowbrook offers a mix of simple homes, tree-shaded streets and daily convenience. Located less than 10 miles from downtown Augusta, it's a quiet location typical for suburbia, with thoroughfares that bracket the area for ease of getting around. Meadowbrook has become a hot spot for investment purchasing and first-time homebuyers, primarily due to its housing prices trending lower than the Augusta average and the area's proximity to retail. "It's an affordable place for homeowners to reside," says Tonda Booker, a Realtor with Meybohm Real Estate who has over a decade of experience. "For people who are just starting out and want to own their own home, that's the place to go. You get more bang for your buck."
Ranch-style homes and the rise of new construction in Meadowbrook
Those looking to move here will find a wealth of brick and wooden clapboard ranch styles built in the 1960s and '70s. Most of these dwellings offer around 1,500 square feet of living space and rest on lots of a quarter acre or more adorned with mature pine and maple trees. However, some new construction in contemporary styles has come to the neighborhood, usually selling between $250,000 and $290,000. Home prices for the midcentury styles can run anywhere from $125,000 to $200,000, depending on the extent of renovations. "It's an established neighborhood and a very family-oriented environment," Booker says. He adds that investors also have their eye on Meadowbrook, and will buy, renovate and flip homes. "The average home there, if it's in good condition, will sell within two weeks." Victor Umeh, a Realtor with Vylla Home Real Estate Service who owns property in the bordering neighborhood of Barton Chapel, says that the area is a hot spot due to its proximity to Fort Gordon, a major employer for Augusta. The area's CAP Index Crime Score is a 5 out of 10, compared to a national average score of 4.
Schooling with the Richmond County School System
Within the Richmond County School System (RCSS), local children may attend Meadowbrook Elementary before heading to Glenn Hills Middle and Glenn Hills High. All three schools earn a C-minus rating on Niche and students have access to free one-on-one online tutoring services. Parents may also submit applications or participate in lotteries so their children can attend any of the several magnet schools under RCSS.
Getting around via the Bobby Jones Expressway
Meadowbrook is bordered by Route 1 and Interstate 520, also known as the Bobby Jones Expressway, two major thoroughfares for getting in and around the city. Many hospitals in Augusta are for military personnel and their dependents only, so the closest hospital available to all public visitors is Augusta University Medical Center, 8 miles northeast. In the southeast direction for 8 miles is the Augusta Regional Airport, serviced by Delta and American Airlines. However, most locals will fly to the Hartsfield-Jackson Atlanta International Airport hub for connections.
Exploring 300 acres of recreation at Diamond Lakes Regional Park
Off Meadowlark Road, at the neighborhood's west end, Meadowbrook Park is a small but secluded green space that provides residents with a covered area for gatherings, a baseball field and a playground. The 300-acre Diamond Lakes Regional Park is only 5 miles away and has four fishing ponds, youth and adult sports complexes, sand volleyball courts and walking tracks.
Sconyers Bar-b-que is 60 years strong
There's a Walmart, CVS and Dollar Tree all close to home for quick access. Less than a mile south of Meadowbrook is a huge retail area with additional big-box stores and national grocers. Strip malls line Route 1 on the north side, with many including small businesses and fast-casual food options. While Meadowbrook is exceptionally close to chain restaurants, it also has plenty of well-loved local establishments. Sconyers Bar-b-que is a long-standing favorite serving pit-cooked meats to the community for over 60 years.
