Golf fan or not, the Westside area of Augusta is sure to be a hole in one. Located less than 5 miles from the world-famous Augusta National Golf Club, living in this urban enclave of Augusta means you’ll never have to travel to the annual Masters Tournament golf championship, or you have the highly lucrative option of renting out your home for the event. “The Masters brings a lot of energy to Augusta. We really look forward to it because it brings people from all over the world,” says Elmyria Chivers, a Realtor with Meybohm Real Estate. “It brings the rich, the famous, and the not so famous. But a lot of individuals just want to rent out their homes for the week. I’ve even heard of instances where individuals do house swaps with people who live in other countries. So, someone might go to Spain for a week while that person goes to the Masters.”

Resting along the Savannah River, which serves as the dividing line to South Carolina, the Westside area is highly commercial. However, you’ll find a few neighborhoods interspersed between the restaurants, shopping centers and hotels. Those looking to move here will discover everything from 1950s one-level ranch homes to 1980s wooden clapboard townhouses to more recently constructed mini mansions. “There are not a whole lot of single-family homes in that area,” Chivers says. “You have more townhomes and apartments.”

The average list price hovers around $200,000. “The market tends to do very well here. Are things selling the way they were two years ago? No, but they’re still selling,” Chivers says. “If a home is priced right, it will usually sell in 30 to 45 days.”

Public school students may attend schools such as Warren Road elementary, Tutt middle and Westside high. Home of the Patriots, the high school boasts a state championship winning boys basketball team and scores an overall grade of C+, according to Niche.

From Publix grocery store to Dollar General, Westside area residents have easy access to plenty of nationally recognized chains. And there are a myriad of independent shops and eateries to choose from as well. Start and end your day at Café Dulce, the go-to spot for an expresso or decadent dessert. For something more substantial, head to Taqueria El Patron for the likes of pork tacos crafted with house-made tortillas. “It’s a really busy area, but it gives you a lot of choices for eating out and shopping,” Chivers says. “There is every type of brand name restaurant there. There are shopping centers and cinemas nearby. There’s a lot to do.”

While the Westside area is largely comprised of businesses, there’s still outdoor fun to be had. At Warren Road Community Center, you can shoot some hoops, play a game of tennis or take a jog along the track. Brookfield Park offers two playgrounds and a splash pad to cool off on during the warmer months. “You can live work and play there,” Chivers says. “It’s a very commercial location. I think it caters to the Millennials. Older people may like a little more laid-back, quiet-type atmosphere. That area is busier.”
