They’ve been well taken care of. There are no total rehabs. They just need some updating.” Located less than 10 miles from downtown, location and affordability are the biggest draws to the area.

The average list price hovers around $130,000. However, costs range from $60,000 to $200,000, depending on size and whether a home has been renovated. “At this point, about half the homes have been updated,” Evans says. “It’s affordable for working-class people and it’s a great investment opportunity for anyone. The more people go in there and upgrade them, the more the property values increase. It’s up-and-coming.” Driving around the residential neighborhoods, you’ll find a wealth of wooden clapboard cottages, split-levels and brick ranch homes built from the 1940s through the 1960s. Properties typically offer between 1,000 to 1,500 square feet of living space and rest on spacious quarter-acre lots with mature pine and maple trees that are common to the area. “The homes there have acreage,” Evans says. “They’re not on top of each other like in the newer neighborhoods. You’ll have that sense of privacy.”
