People are going over there and updating the houses,” says Shirlonda Evans, a Realtor with Good Sense Realty. “It’s a great area for first-time home buyers or investors. The houses have great bones. They’ve been well taken care of. There are no total rehabs. They just need some updating.” Located less than 10 miles from downtown, location and affordability are the biggest draws to the area.
Midcentury homes with investment potential and character
The average list price hovers around $130,000. However, costs range from $60,000 to $200,000, depending on size and whether a home has been renovated. “At this point, about half the homes have been updated,” Evans says. “It’s affordable for working-class people and it’s a great investment opportunity for anyone. The more people go in there and upgrade them, the more the property values increase. It’s up-and-coming.” Driving around the residential neighborhoods, you’ll find a wealth of wooden clapboard cottages, split-levels and brick ranch homes built from the 1940s through the 1960s. Properties typically offer between 1,000 to 1,500 square feet of living space and rest on spacious quarter-acre lots with mature pine and maple trees that are common to the area. “The homes there have acreage,” Evans says. “They’re not on top of each other like in the newer neighborhoods. You’ll have that sense of privacy.”
Wheeless Road is a go-to for shopping and dining
Wheeless Road area residents have easy access to nationally known retails, such as Walmart Supercenter on Deans Bridge Road. And there are some independent options to choose from as well. For dining out, try Ray’s Smokehouse BBQ for the likes of ribs, fried okra and buttery Texas toast. Pro tip: Make sure to leave room for the peach cobbler that regulars rave about. Villa Europa Restaurant and Lounge — an area mainstay for 50 years — is the go-to spot for German, Italian and American favorites.
Henry H. Brigham Park and downtown venues draw locals year-round
Outdoor fun awaits at Henry H. Brigham Park, where you can shoot some hoops, play a game of tennis, or watch your kids frolic on the playground. Popular pastimes include catching a music concert at the 8,000-seat James Brown Arena or a classic movie at the more intimate Miller Theater, a restored 1940 movie palace. And from March to November many locals spend their Saturdays supporting area artisans and food vendors at the Augusta Market, which takes place at 8th Street Plaza, along the Savannah River. “It’s a quiet area,” Evans says. “It has a suburban feel, but if you want a little of the city, it won’t take you long to get there.”
Richmond County Schools gets a C from Niche
Richmond County Schools serves the area and gets a C from Niche. Most students can attend Terrace Manor Elementary, which gets a C-minus; Murphy Middle, which earns a D-plus and Josey High School. Josey earns a C-minus; its girls' basketball team made it to the 2024 state championships and its boys' soccer team earned a spot in the state playoffs for the first time in 2024. Some students may attend Glen Hills Elementary, which gets a C-minus; Glen Hills Middle, which earns a C-minus; and Glen Hills High, which gets a D-plus.
