Close to Austin, far from ordinary
Leaving downtown Austin and driving west on City Park Road, the landscape changes dramatically. The tall buildings and the notorious Austin traffic give way to mesquite trees, cedar breaks and the occasional whitetail deer. It’s 15 miles west of down Austin, just north of a bend in the Colorado River, but it feels like a forgotten outpost of central Texas. It feels almost like the middle of nowhere, but in reality, it’s one of the pinnacles of Austin neighborhoods. This is River Place.

The great outdoors and then some
It's impossible to spend time in River Place and not be struck by the spectacular views. “It’s true luxury. These are the best views of the Hill Country you’ll find in the area,” says Realtor Nick Podrebarac. And those views are just part of the natural appeal of the neighborhood, where there are multiple neighborhood parks and miles of hiking trails to explore. Sun Tree Park provides residents with two playgrounds, two multi-purpose athletic fields, a full-size basketball court, a workout area and covered picnic shelters. In the southern part of the neighborhood, Woodlands Park has a playground, a fishing pond, two tennis courts and multiple picnic areas; the park is also adjacent to Panther Hollow Creek for swimming. River Place Country Club is a hub of activity for neighborhood residents. The family-friendly club provides members with activities for all ages, including an 18-hole golf course, eight tennis courts, two pickleball courts, a swimming pool and a full-service fitness center, as well as two year-round restaurants and a poolside restaurant open during the summer.
Parks are just the beginning of the catalog of outdoor recreation in River Place. The River Place Nature Trail extends for over 3 miles and climbs more than 1800 feet in elevation at its highest point. Hikers will find steps to help them navigate the steeper parts of the trail, and clear markers and signs – complete with digital maps downloadable via QR code – are placed throughout to assist with directions. In addition to the gorgeous scenery and abundant wildlife, hikers can take in the River Place Nature Waterfall. And as the sun sets over the Texas Hill Country, there are few places anywhere that afford a better view than the appropriately named Big View Sunset Lookout, where visitors can relax on a bench swing or bring a blanket and sit on the ground to watch the spectacular show that Texan songwriter Max Stalling famously called “the skyview cabaret.”

Two homeowner organizations
Potential buyers in River Place should be aware of the fact that the community is supported by two local organizations: the River Place Limited District, which maintains the area’s parks and trails, and the River Place Residential Community Association, which acts as a homeowners’ association and enforces community rules. While agencies like this do come with additional fees and might not be right for everyone, homebuyers often express that it’s a small price to pay for the high quality of maintenance the community receives.

Getting around
One trade-off that residents pay for the unparalleled views of the Hill Country that come with life in River Place is that there is no public transportation, and given the distance to downtown Austin, the neighborhood is entirely car-dependent.

Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data.
