L.A. neighborhood attracts home buyers seeking good proximity

Spanning just over a mile, Beverly Grove draws appeal from Los Angeles city dwellers with its proximity to museums, diverse eateries in the dining district, boutique hotels, entertainment venues and plenty of low to high-end retail shopping. Also known as the Fairfax District bordering east of luxurious Beverly Hills and trendy West Hollywood, the Beverly Grove neighborhood was established during the 1920s. Beverly Grove provides an ideal location to lay down roots and visit landmarks filled with culture, history and sophistication. Located in the Flats, the neighborhood is very walkable. According to Catherine Ammann, a Realtor with The Agency who has been selling homes for 11 years, the area is highly desirable for families and young professionals. She adds that home buyers are attracted to the area because of the neighborhood’s central location. “Beverly Grove offers such a great lifestyle. It has a trendy, modern vibe. It reminds me of New York’s Soho and Brooklyn. There is also very charming architecture in the area.”

Locals flock to the Grove and The Beverly Center

The Grove and The Beverly Center, two prominent shopping areas in Beverly Grove, serve shoppers of various prices. Asian fusion, Italian and American restaurants are in The Grove, an upscale shopping complex. The Beverly Center is an eight-story indoor shopping mall with upscale shops, affordable retail stores and unique restaurants that rival The Grove. Two miles from Beverly Grove's center are the Los Angeles County Museum of Arts, La Brea Tar Pits and Petersen Automotive Museum.

Many homes were built in the '20s and '30s

Homeowners have enjoyed the neighborhood's tranquility for decades. Remodeled homes must exceed safety standards to match the lot sizes of surrounding similar-looking homes. Janet Haiavy of Keller Williams Beverly Hill says the residential streets have Spanish-style cottages, modest apartment complexes, modern farmhouses and single-story ranch homes with an old Hollywood charm. Many of the homes were built in the 1920s and 1930s and those homes are typically one level. Homes with more than one level were built after the ‘20s and ‘30s. According to Ammann, there are no HOAs in the neighborhood. Additionally, nearly 75% of residents are renters. With 19 colleges and universities near the neighborhood, rentals are in demand even though occupants may have to pay as much as $35,000 a month. Prices for the housing stock are $625,000 to $5.2 million. The CAP Index crime score in the area is a 4 out of 10, which is on par with the national average.

Pan Pacific Recreation Center offer multiple sporting options

Pan Pacific Recreation Center on Beverly Boulevard in Fairfax is within Beverly Grove's major commercial centers. Play sports on the vast grassy fields while interacting with other energetic parkgoers. Child playground equipment, picnic tables, barbeque pits, basketball courts, an outdoor multipurpose sports field, a jogging trail, an outdoor swimming pool and gym equipment are available at the 28-acre Pan Pacific Recreation Senior activities and group exercise programs are held in the leisure center's multipurpose room. The LA Parks and Recreation Department sponsors youth sports and cultural enrichment workshops for all ages.

Music, arts and culture events attracts community

The Grove, The Original Farmer’s Market and The Beverly Center offer various community events. The Grove Tree Lighting is a yearly holiday favorite featuring a Christmas tree measuring over 100 feet. Jazz fans spend Friday evenings from April to November at The Los Angeles County Museum of Arts to enjoy live music, art exhibitions, food and cocktails. The museums can be found on Museum Row, which is part of the Miricle Mile portion of the neighborhood. Portions of the Miricle Mile are also designated Historic Preservation Overlay Zones, which means the homes in those zones cannot be altered in a way that takes away the structure’s historical significance. Haiavy says one of the biggest draws of living in Beverly Grove is that most of these attractions are within walking distance.

Schools offer unique courses

Fairfax Community Schools serves students in Beverly Grove, Beverly Hills, Carthay Square, Fairfax District, Hollywood Hills, Mid-Wilshire and West Hollywood, with various primary and secondary schools that feed into Fairfax High School. Niche rates the school an A-minus. Cinematic arts, film and television production, environmental management, urban planning, athletics, computer science and mindfulness are offered at many of the public schools. Hancock Park Elementary has an A-minus rating and John Burroughs Middle School has a B.

Commuting can be done multiple ways

It's no secret that driving in the Los Angeles area can be full of traffic jams during morning or evening rush hour commute.
