Homes often come with acres of land that give residents more space. “It’s gorgeous […] you have some insane views. You get to see the lake and the city below,” says Nissa Hall, a Realtor® and broker associate with eXp Realty, who has over 10 years of experience.
Most residents have services set up for utilities. Propane is used to heat homes, and septic systems operate as a water source, though some properties have access to a well. High-speed internet and cable TV are also available for the area.
Many homes in Carriage Hills boast stunning views of the Flatirons or Boulder Valley.

Nearby trails and city parks
Natural recreation is easy to come by with Carriage Hills’ rural landscape. “There is hiking out your back door, road cycling and of course all the other activities Boulder has to offer,” says Gretchen Heine, a real estate agent with Milehimodern, who has been in the industry since the 1990s. The Anne U White Trail is a hikers-only pathway with an access point in the neighborhood. The trail crisscrosses Fourmile Canyon Creek as it journeys west. A handful of other trails travel through the canyon, including the Four Mile Creek and Foothills trails, and connect to others that span Boulder’s entire foothills region. Some of these are multi-use and allow biking and horseback riding.
A handful of city parks are less than 5 miles away with outdoor amenities:
Foothills Community Park features pickleball courts, a playground, dog park and community garden. The open space beyond the park serves as the occasional landing zone for paragliders.
Wonderland Lake Park offers multiple walking trails that surround its namesake water feature, where you can also go fishing.
Crest View Park has a playground and small wildlife sanctuary called “The Habitat.”
The Anne U. White Trail is around 3 miles round-trip, ideal for a half-day hike with friends.
Given the location of the Fourmile Canyon Creek Trail, it's not unlikely to spot wildlife.

A close community that manages winter weather
Carriage Hills is a gated community, lending to a private atmosphere. Despite the seclusion, neighbors are close with each other. “There is a community message board, and neighbors support one another and create a friendly vibe,” Heine says.
A neighborhood homeowners association maintains the roads and plows them when it snows. The group takes care of Carriage Hills Drive – Wagonwheel Gap Road is left alone, and Lee Hill Drive is taken care of by Boulder County. “The roads leading up to [the neighborhood] are not as maintained as our properties,” Hall says.
Commuting into downtown Boulder on country roads
Carriage Hills Drive is a restricted-use road past the gate and one of the neighborhood's main thoroughfares. Commuters heading into downtown Boulder will take Wagonwheel Gap Road and connect to Lee Hill Drive to get into the city. The journey is about 7 miles, or 18 to 25 minutes, depending on traffic. Residents regularly drive into Boulder for work and essentials. Downtown Denver is roughly 36 miles away, which can take around an hour.
Carriage Hills Drive is a private road winding through the community.
Despite its quiet, rural atmosphere, Carriage Hills is only a short drive from Boulder.

Public and private schools serving the area
Carriage Hills is served by the Boulder Valley School District, which offers choice enrollment. Children living in the neighborhood can head into the city to attend highly rated public schools such as Centennial Middle and Boulder High School. There are also a handful of private schools in Boulder, such as Shining Mountain Waldorf School and Jarrow Montessori School.
Foothill Elementary in Boulder boasts a high Niche grade.
Over 500 students attend Centennial Middle School in Boulder, Colorado.
