North Boulder offers a suburban lifestyle with convenient access

As you leave downtown Boulder, toward the city’s outskirts, North Boulder’s expansive landscape sits between foothills to the west and miles of open space to the north and east. Known as “NoBo” by locals, the neighborhood mainly consists of residential streets, sprinkled with rural areas and green spaces. Multi-use trails lead to parks and schools in a walkable and cyclist-friendly community. Residents have a handful of shopping centers to choose from, but they can also travel less than 3 miles to Downtown for even more options.

What it costs to live in North Boulder

The median sales price for a home in North Boulder is about $1.1 million, slightly more than $1 million downtown. “Overall, it tends to be a little bit cheaper […] the closer to downtown you are, and the mountains, the more expensive it’s going to be,” says Lydia Creasey, a Realtor and Team Leader of Lydia’s Home Team with Re/Max Alliance, who has almost 20 years of experience.

A diverse housing market with single and multifamily options

North Boulder’s residential areas are divided into three sections: older subdivisions with traditional homes, houses in rural areas on the outskirts with larger lots and, along Broadway, are newer properties with rental options.

  • Traditional subdivisions have everything from Cape Cods and single-story cottages to multistory farmhouses, neo-Victorian, Craftsman and contemporaries.
  • The neighborhood’s outskirts have sprawling, ranch-style homes and manufactured home communities.
  • The NoBo Arts District has multi-use properties with condos and apartments above commercial spaces.
Prices range from the mid $800,000s to around $5 million for single-family homes, depending on age, square footage and lot size. Condo units and townhouses cost between the lower 200,000s to $1.2 million. “There are a lot of pocket neighborhoods in North Boulder, where it almost feels like Northern California with all the overgrown trees and cul-de-sacs with islands,” says Brian Delaney, a real estate broker and owner of Delaney Realty Group, who has about 25 years of experience.

Neighborhood parks and trails offer outdoor recreation

North Boulder has easy access to the outdoors. “One of the things I liked about living in North Boulder is that they have flatter trails, so it’s easier to mountain bike,” Creasey says. Many subdivisions have their own pocket parks, but there are also larger, city-owned green spaces with amenities:

  • Foothills Community Park is outfitted with everything from soccer fields to pickleball courts, to a community garden and an off-leash dog area.
  • Crestview Park has a nature-themed playground and paved multi-use paths.
  • Parkside Park is equipped with a playground with swings and a basketball court.
  • Wonderland Lake Park features its namesake lake, with ADA-compliant trails circling the wetlands area.
  • To the south, on Broadway, North Boulder Recreation Center has a pool and basketball gym, among other indoor facilities.

Commuting around NoBo on foot, bike, bus or car

North Boulder is both walkable and bike-friendly, with pedestrian crossings and designated bike lanes. Multiuse trails weave behind houses and connect to parks and schools. “My daughter grew up biking and walking to her elementary and middle schools,” Delaney says. Commuters can also use local bus services for public transit. Stops are peppered along 19th and 28th streets, Broadway and Yarmouth Avenue.

Broadway is one of the neighborhood’s main commuter routes for drivers heading into downtown Boulder, a little over 2 miles south. The journey should take less than 10 minutes. Twenty-Eighth Street, also known as U.S. Route 36, is to the east and can take drivers throughout the city. The highway also heads north to Lyons and southeast into Denver, roughly 31 miles away.

High-quality public and private school options

North Boulder is served by the Boulder Valley School District, with students zoned for highly rated schools such as Crest View Elementary, Centennial Middle and Boulder High School. The district also offers choice enrollment. Additionally, the area has private school options. Shining Mountain Waldorf School enrolls kindergarten through 12th grade and earns high marks, while the Tara Performing Arts High School has an artistically rich curriculum.

Shopping and dining amenities in North Boulder

Commercial areas are found along North Boulder’s main roads. On Quince Avenue, Lucky’s Market is a local grocery store and community staple, found alongside Lucky’s Bakehouse. Dagabi Cucina sits across the parking lot and is known for its tapas and wood-fired pizza. Heading north on Broadway, the NoBo Arts District has multiuse buildings with shops and restaurants on the ground-level. Among them, Boulder Cycle Sport and Bellota Restaurant, for traditional Mexican cuisine.

For a wider selection of small businesses, the Glenwood Grove shopping center is on 28th Street, which is home to both a Safeway and Walgreens. There are also downtown’s local shops and eateries nearby.
