A mix of housing options
North Boulder’s residential land is divided into three parts: the older subdivisions with traditional homes, the rural areas with acres of land and the newer properties with rental options. Homes in subdivisions like Melody Heights and Parkside come in all shapes and sizes, including Cape Cods, luxury cottages and multistory contemporary homes from the 1980s with front porches. These properties range from 2,000 to 4,500 square feet and can cost between $1 million and $5 million. “There are a lot of pocket neighborhoods in North Boulder with all these mature trees and cul-de-sacs with islands. It's a bit more of a rural vibe, but still incredibly close to downtown,” Delaney says. Further north towards the outskirts of Boulder, homes get more spread out and secluded. Sprawling ranch-style homes are common and a bit weathered. There are also multiple areas with manufactured houses, including Boulder Meadows and Ponderosa Mobile Home Park. These communities have homes for $80,000 to $200,000.Past Violet Avenue, the NOBO Arts District is a newer part of the neighborhood, with properties popping up along Broadway. Many of these buildings feature multi-use apartments or condos above commercial businesses. Condos with modern architecture range from 700 to 1,800 square feet and can cost between $500,000 and $925,000. There are also attached, multistory townhouses nearby for a similar price, though they also come with balconies and front porches.
Lakes, trails and neighborhood parks
North Boulder’s western side is dotted with green spaces. Foothills Community Park has everything from a play structure and picnic pavilions to a roller-skating rink. There’s also a community garden and an off-leash dog area on the grounds. Paragliders sometimes rain down from the sky and land at the foothills nearby. Crestview Park and Elks Park are both a bit smaller, have playground equipment and are surrounded by paved multi-use paths that continue throughout the neighborhood. “One of the things I liked about living in North Boulder is that they have flatter trails, so it’s easier to mountain bike,” says Realtor Lydia Creasey, Team Leader of Lydia’s Home Team with RE/MAX Alliance, who has almost 20 years of experience. Wonderland Lake is a draw for the area, with its protected wetlands and wildlife. Those who live in the neighborhood can circle the lake on one of the area’s many dirt trails that are ADA-compliant.Getting a quality education
Families living in North Boulder can rely on the Boulder Valley School District for their children’s education. Crest View Elementary maintains an A-minus grade by Niche and has an Emerging Bilingual program for its English-language-learning students. From there, students can attend Centennial Middle School, which also earns an A-minus grade. Boulder High School is ranked the No. 9 Best Public High School in Colorado, according to Niche, which also rates it with an A. The school has one of the district’s largest Culturally and Linguistically Diverse Education (CLDE) programs. There’s also the Tara Performing Arts High School, a private school with an A grade and an artistically rich curriculum including music, theater, dance and even blacksmithing electives.Traveling around NOBO
With North Boulder’s expansive layout, most people prefer driving to get around the area. US Route 36, known as 28th Street, follows the eastern edge of the neighborhood and can take commuters south into Downtown. For public transportation, local bus services have routes along 19th Street, Broadway, Yarmouth Avenue and 28th Street. Additionally, North Boulder is bicycle-friendly, earning a bike score of 85. “My daughter grew up biking and walking to her elementary and middle schools,” Delaney says. There are designated bike lanes on Norwood Avenue and 26th Street, plus trails and multi-use paths all throughout the neighborhood. For commercial flights, the Denver International Airport is 44 miles away.Pockets of shopping and dining opportunities
While the neighborhood is primarily rural and residential, there are a few pocket plazas in North Boulder for shopping and dining. On Quince Avenue, there’s a shopping center known for its rustic wooden buildings and farmhouse atmosphere. Lucky’s Market is a grocery store that sells organic produce and products from local sources. “On Fridays, we grill outside, and people can come by to sample the products from our vendors,” says Cisco Echevarria, Grocery Manager for Lucky’s Market. There are also several restaurants in the area, like Dagabi Cucina, known for its wood-fired pizza. Further north on Broadway, the NOBO Arts District has a handful of new restaurants on the ground level of its multi-use buildings. Tierra y Fuego Taqueria and Bellota Restaurant both serve traditional Mexican cuisine. For more retail options, the Glenwood Grove shopping center is down south on 28th Street and has Safeway and Walgreens. Downtown Boulder is less than 3 miles away with all its local shops and restaurants.
