Most homes in Pine Brook Hill are expansive, multistory mountain properties built in the 1970s and remodeled in the 2000s. “You have a lot of the older homes and some original owners that have been here a long time, and then you have very modern new builds,” says Emelie Griffith, a broker associate with Compass, who lives in Pine Brook Hill. Contemporary homes that resemble rustic cabins are common, as are homes with post-modern designs. There are also midcentury modern farmhouses, raised ranches and split-level homes in the neighborhood. Prices range from the upper $700,000s to $2.1 million, depending on square footage and features. Exploring parks, trails and other outdoor recreation

Pine Brook Hill’s landscape and location among the foothills provide easy access to outdoor recreation. “When you get up there, you feel like you’re in the national forest with all the wildflowers and wildlife,” says Jennifer Eiss, a Realtor with Compass who has over 25 years of experience. “There’s a trail you can access right into Mount Sanitas from the neighborhood.” Hikers and bikers can also explore the Lions Lair and Sunshine Canyon trails nearby.

Multiple parks are a short drive away with their own recreational facilities:

  • Wonderland Lake Park is known for its namesake water feature that allows fishing and is circled by walking trails. There’s also a hang glider and paraglider launch site in the area.
  • Foothills Community Park is outfitted with a playground, pickleball court, dog park and community garden.
  • North Boulder Park has a baseball diamond, basketball court and a tot track for biking.

A close-knit community with social events

Pine Brook Hill has a voluntary homeowners association that looks after the community and performs enhancement projects, keeping the area nice and tidy. The group also has a Social Committee that regularly hosts family-friendly events that bring people together. “My street particularly, everyone has been here a while, so we all know each other and will have happy hours,” Griffith says.

Pine Brook Hill is prepared for wildfires

Pine Brook Hill’s forested landscape has a risk of potential wildfires in the summer months, which is why the HOA has a Firewise Committee. The group is dedicated to helping residents protect their homes through wildfire defense, using techniques such as home hardening and fire-resistant landscaping. These methods are created following the National Fire Protection Association’s guidelines. “A lot of people that live in the neighborhood are engaged in the voluntary fire department,” Griffith says. “It helps with insurance, safety and community. We also have fire hydrants.”

Commuting in and out of Boulder

Pine Brook Hill is a little over 2 miles west of North Boulder and Broadway, one of the city’s main arteries, making it easy for residents to access all of Boulder’s amenities. “I spend all day in town, and then I drive five minutes home and have views of nature. It’s a beautiful experience,” Griffith says. Downtown Boulder is about 4 miles from the neighborhood, which is about a 10-to-15-minute drive for shopping and dining.

Linden Drive is the neighborhood’s main thoroughfare, and is what takes residents up and down the foothills. Boulder County maintains Linden and plows it when it snows. All the roads in Pine Brook Hill are paved, so winter weather is not as big of an issue as it is farther west in the mountains.
