Overlooking Boulder, atop the rolling foothills in the west, Pine Brook Hill is a quiet neighborhood composed of mountain mansions that are secluded enough for privacy, but close enough to the city for shopping and dining. “I call it mountain-light living because you’re not fully committed to what it takes to live in the mountains since you have all the amenities nearby,” says Broker Associate Emelie Griffith with Porchlight Real Estate Group, who lives in Pine Brook Hill. “I spend all day in town, and then I drive five minutes home and have views of nature. Exploring nature and neighborhood parks
Pine Brook Hill’s location along the hills provides access to outdoor recreation. “When you get up there, you feel like you’re in the national forest with all the wildflowers and wildlife,” says Realtor Jennifer Eiss with Compass, who has over 25 years of experience. “There’s a trail you can access right into Mount Sanitas from the neighborhood.” Other trails in the area include Lions Lair Trail and Sunshine Canyon Trail. Hikers and bikers can take these multi-use paths down into Wonderland Lake Park and enjoy the scenic waterfront. Fishing is allowed on the water, but most visitors come for the hang glider and paraglider launch site. Parachuters in the sky are a common site for the neighborhood, as they all launch and land in the area. “A lot of paragliders float around here, and I can hear them hooting and hollering,” Griffith says. “Sometimes there can get up to 20 people just soaring around.”
In addition to natural recreation, there are parks in Boulder with structured facilities. Foothills Community Park has a playground area, picnic shelters and a pickleball court. There’s also a dog park and a community garden on the grounds. Farther south on Ninth Street, North Boulder Park has a baseball diamond, basketball court and slacklining. In addition to its quiet streets, Pine Brook Hill has a voluntary homeowners association that likes to keep the community close. The HOA regularly puts on community engagement events like ice cream socials and dinners. “My street particularly, everyone has been here a while, so we all know each other and will have happy hours,” Griffith says.

A commercial corridor along 28th Street is about 4 miles east of the neighborhood, with a Safeway and fast food options like Taco Bell and Dairy Queen. The Glenwood Grove Shopping Center has unique shops, like The Bookworm, and a handful of restaurants. Verde serves modern Mexican street food, while Cosmo’s Pizza has New York-styled pies. Rayback Collective’s indoor beer garden has live music on the weekends. Farther down 28th Street, Villa Shopping Center caters to a diverse community with India’s Grocery and Asian Market – both selling international products. Dot’s Diner is a classic American breakfast spot that also serves Nepali and Indian cuisines. Downtown Boulder’s Pearl Street is also around 4 miles southeast of the neighborhood and has other local boutiques and restaurant options.

Boulder’s A-rated public schools
Families living in Pine Brook Hill send their kids to schools within the Boulder Valley School District. Higher stakes when living higher up
Living in the foothills comes with unique challenges because of the higher elevation. “Since we’re on the hills, we get the winds,” Griffith says. “Your house is exposed to a lot more elements, so it requires more regular maintenance.” The thick vegetation on the hills may also put the area at risk of potential wildfires, which is why the community has a local fire department to protect the area. Runoff from heavy rains can also create a risk of possible road flooding.
