Riverside is a Burlington neighborhood with lower-than-average home and condo prices near the University of Vermont and its medical center. Riverside Avenue is the main thoroughfare, offering access to public transportation and a dedicated bike path. A mix of commercial businesses and residential areas are spread out along the avenue, and residents are close to restaurants and the town of Winooski. Condos sell for lower-than-average prices
Rental apartments and condos make up most of the housing in Riverside, and you can also find some National-style homes and bungalows. The median sale price here is in the mid-$200,000s, much lower than Burlington’s overall median and in the nearby areas of Centennial and the Old North End. Most condos are in a mid-rise development called Riverwatch. “It’s hard to be in Burlington in a condo under $300,000, and Riverwatch supplies that,” says Kathleen OBrien, a Realtor with Four Seasons Sotheby’s International Realty who’s sold homes in the area for 27 years. “They sell really well. Parents buy them for their kids who are going to med school.” Condos in the neighborhood typically cost between the mid-$100,000s and the lower $300,000s, plus monthly fees between $160 and $600 that cover landscaping and snow removal.

Burlington’s schools get high ratings
Riverside is in the highly rated Burlington School District, which offers a school choice enrollment model for elementary school. The district has two magnet elementary schools: the Integrated Arts Academy and the Sustainability Academy, which both get high ratings. Middle school enrollment is determined by address, and Riverside’s kids get to attend the highly rated Edmunds Middle School. Older kids can go to Burlington High School, which also gets high ratings, or they can apply to any school in the state through Vermont’s open enrollment program.
Serving kindergarten through fifth grade, Edmunds Elementary School is an established school within the Burlington School District.
Serving grades 9 through 12, Burlington High School is currently operating from a temporary downtown Burlington location.

Commute times and transit access in Riverside
The Green Mountain Transit bus stops along Riverside Avenue, connecting to Downtown Burlington in around 15 minutes. To drive downtown or to Interstate 89 takes around 10 minutes. Bike lanes help cyclists get downtown or to UVM, and while there are sidewalks, O’Brien says the most direct route to the hospital and UVM’s campus is a path through the woods.

There are more restaurants across the river. “You can walk to Winooski, which is a funky little town,” O’Brien says. For groceries, you can head into the Old North End to shop at Jake’s ONE Market or up into Colchester for Costco Wholesale or Shaw’s. The University Mall in South Burlington has stores like Target and JCPenney. The University of Vermont Medical Center, the nearest hospital, is on Colchester Avenue, just south of the neighborhood.

Outdoor recreation on the Winooski River
The Winooski River borders the neighborhood to the north and is a popular place for outdoor recreation. Salmon Hole Park is a well-known fishing spot because salmon spawn here, and the park is the starting point for the over 9-mile Wildways Trail, which goes along the river and weaves through protected natural areas. Nearby, Schmanska Park has a basketball court, a playground and a tennis court.

Proximity to the University of Vermont means that most residents here are younger students. “Many young people who come to Burlington to attend colleges and universities fall in love with the state, and then they stay,” says Karen Bresnahan, a Vermont local since 1990 and a Realtor with Four Seasons Sotheby's International Realty. Riverside Avenue is lined with trees, making the area feel more remote than it is. The housing here is spread apart, and Riverside Avenue is dotted with businesses like auto shops and restaurants, giving the area a more commercial vibe.
Being located near the University of Vermont has shaped the area into a community with a strong student presence.

Landslide risk affects future developments
The steep slope from Riverside Avenue to the Winooski River has a history of landslides. Homes and businesses on the road’s north side at the highest risk. Development in the neighborhood is mostly limited to the south side of the road, and the city is working toward buying at-risk properties on the north side.
