Residents have convenient access to several nearby highways and the Downtown Campbell light rail station. “Some people who live in the neighborhood are working remotely or partially remote, but there’s also a lot of people who commute for work to Silicon Valley companies like Apple and Google,” Morehead-Crum says.

Listings in San Tomas Aquinos don’t last for long: on average, homes in this neighborhood sell after only being on the market for 10 days, much less than the national average of 44 days. Nearly all the homes in this neighborhood are midcentury ranch-style dwellings with a mix of Spanish and contemporary Craftsman architecture. Properties also typically have short, paved driveways and front-facing garages attached to the house. Front lawns are often landscaped with flower gardens and assorted hedges, and a handful of residences have in-ground backyard pools. Morehead-Crum says that home prices here run higher than many surrounding areas. Kindergarten through eighth grade students in this area are zoned for one of two districts: Moreland School District and Campbell Union School District. In the Moreland District, primary-age students can attend Latimer Elementary while students in grades six through eight head to Moreland Middle; both schools receive A-minus ratings from Niche. In the Campbell Union School District, Capri Elementary and Rolling Hills Middle School are public charter schools rated B-plus and A-minus, respectively. San Tomas Park – the neighborhood’s namesake – is a 4.8-acre outdoor space with two playgrounds, paved walking paths, two basketball courts and an open field area. Residents can also use a convenient pedestrian bridge that crosses a busy highway to walk to the 32-acre John D. Morgan Park, where coniferous trees tower over walking trails, little league fields and picnic areas. Morehead-Crum says that many people who live in this area use the nearby Los Gatos Creek Trail for outdoor recreation activities like biking and running; this pedestrian-only trail system starts far south of the neighborhood at the Lexington Reservoir and travels up to downtown San Jose.

San Tomas Aquinos residents have convenient access to three grocery stores: Grocery Outlet, Safeway supermarket and Nob Hills Foods at the commercial Kirkwood Plaza, which also features a Big 5 Sporting Goods store.
