Carmichael Town Center
Wide range in home size and style, some with river access
Homes in Carmichael Town Center vary widely in size and architectural style, and many sit on spacious quarter-acre lots. Aside from a few Craftsman homes from the 1920s and a handful of infill homes from the 21st century, most properties were built between 1950 and 1990. Three- and four-bedroom ranch-style homes and Contemporary builds range from $400,000 to $900,000. Larger four- and five-bedroom floorplans close to Ancil Hoffman Park often range from $1 million to $1.5 million. Some extravagant custom builds with riverfront access can sell for between $1.8 million and $2.4 million.Trails, golf and a nature center on the banks of the American River
Popular among joggers, dog walkers and birdwatchers, Ancil Hoffman Park encompasses almost 400 acres of dirt trails and picnic areas along the American River. Mature oak trees shade the riverbanks, where locals can access the water. “In the summer, the river’s packed with rafts, and you can go fishing for salmon and steelhead,” says Craig Diez, a local Realtor with 30 years of experience in Carmichael and owner of Diez & Sigg Properties. “You don’t feel like you’re in the middle of the city; it’s more of a rural feeling.” The park also has a public 18-hole golf course and the Effie Yeaw Nature Center, which hosts summer camps, clubs and other programs.Advanced math, English and computer science classes at local schools
Mary Deterding Elementary School, located within the neighborhood, earns an A-minus from Niche. The school is one of three in the district that offers the Rapid Learner Program, which caters to high-achieving students with accelerated coursework in English and math. The B-rated John Barrett Middle School also offers an accelerated math pathway for students to test into. The B-plus-rated Del Campo High School has computer science, graphics and web design classes.Shopping on Fair Oaks Boulevard and dining at the Milagro Centre
Fair Oaks Boulevard is the main commercial drag, lined with auto shops, antique stores and Mexican restaurants like Cantina Azteca. The Milagro Centre, an indoor food court at the corner of Fair Oaks Boulevard and Marconi Avenue, has become a burgeoning community and culinary hub with seven different eateries. “We didn’t used to have big areas to hang out, but the Milagro Centre is helping us create more of a community identity,” Diez says. “You run into people that you see around town; it’s very friendly.” River City Brewing Company is a staple within the center, offering a rotating seasonal menu of sandwiches, flatbreads and house brews. Nearby supermarkets include the locally owned Sana Market & Bakery and Grocery Outlet.

The Effie Yeaw Center’s largest family event is the annual NatureFest, held in October. The celebration includes hands-on educational activities, animal presentations and other exhibits.
