Why buyers are drawn to Fairview’s changing streets

The Fairview neighborhood is part of a collection of lived-in, in transition northeastern Dayton communities that are steadily reviving. The community’s early- to mid-20th-century homes are attracting more interest from buyers and investors as people begin to see the area’s potential. Local organizations and city projects also support the area’s growth so residents can focus more on everyday living. People shop and dine along the changing Salem Avenue, commuters easily head downtown for work and kids enjoy walking to school or the park with their friends.

What home styles, prices and reinvestment look like in Fairview

Most of Fairview’s houses are from the early to mid-1900s, except for some newly built contemporary homes in the center of the neighborhood. Common single-family styles include bungalows, ranch-style houses, New Traditional homes, American Foursquares and Tudor Revivals. Multifamily options can look like Craftsman duplexes or solid brick six- to eight-bed units. Prices usually range from the $30,000s to the upper $100,000s, but some multifamily homes can reach the upper $200,000s.

Like many parts of northwest Dayton, Fairview has struggled with disinvestment, but renewed interest is bringing steady improvement. The neighborhood currently has more renters than owners, but “the area’s got lots of property owners coming in,” says Gloria White, treasurer of the Fair River Oaks Council, an organization dedicated to development and quality of life in northwestern Dayton. “They do a lot of good work, keeping the neighborhood up.” Plus, “all the city’s efforts of tearing down problematic properties and investing in the infrastructure over here has also brought some strong change,” says Realtor Ryan Ingram of Howard Hanna Real Estate Services.

Local organizations play a key role in neighborhood growth

Several community organizations and initiatives help improve the neighborhood. Omega CDC, in neighboring Dayton View Triangle, offers various assistance programs for locals, especially Fairview Elementary families. The Phoenix Project has been crucial in Fairview’s revitalization by bringing in the Northwest Health and Wellness Campus. The medical center offers many services, from urgent care to lab work, and the Premier Health YMCA, a lively fitness and social hub. “The YMCA coming back really brought some high hopes to the community,” Ingram says.

Where people work and park in the neighborhood

While the Northwest Health and Wellness Campus offers some job opportunities in the area, most people commute. Salem Avenue is a direct route to Interstate 75 and Downtown Dayton. Most people drive, but there are city bus stops all over the neighborhood.

Salem Avenue is often busy throughout the day, but traffic stays low inside the neighborhood. Many homes have at least a driveway, but most people park in back alleys or along the street.

Kids can walk or bike to public schools close to home

Students typically attend Dayton Public Schools. Many kids walk to Fairview Elementary School, which is inside the neighborhood. Some students bike down to Edwin Joel Brown Middle School in neighboring Hillcrest.

Salem Avenue leads to shopping and dining options

Fairview has limited shops and restaurants, but more options are coming into the area as the city reconstructs Salem Avenue. “There have already been a lot of improvements along the Salem Avenue business corridor,” says Curtis Babio, Realtor with ManCo Property Services. For now, you’ll mainly find fast-food chains and local businesses, but a short drive can take you to grocery stores and downtown Dayton, which has boutiques, fine dining and concert venues.

Where residents go for parks, pools and workouts

You can easily reach nearby parks and recreation centers, like:

  • Fairview Park, which has a colorful playground and a seasonal splash pad
  • Premier Health YMCA, which offers sports facilities, a fitness center and a swimming pool
  • Miami Valley Golf Club, which has putting greens, a championship course and a private pool
