Northwest Dayton's up-and-comer
Set 3 miles north of Dayton, Fairview is a part of the worn-but-scrappy collection of northeastern communities steadily reviving themselves since the economic downturn in 2008. Affordable housing prices on unique, historic homes have led to a new generation of homeowners who see the value in restoring and maintaining the area. “The area’s got lots of property owners coming in,” says Gloria White, treasurer of the Fair River Oaks Council, an organization dedicated to development and quality of life in northwestern Dayton. “They do a lot of good work, keeping the neighborhood up.” This sense of community spirit, combined with easy downtown commutes and a sense of history, makes Fairview one of northeastern Dayton’s “up-and-comer” neighborhoods in many eyes.

Historic foursquares and fixer-uppers
Small yards and well-traveled sidewalks follow the roads of Fairview. Driveways and garages aren’t standard, necessitating street parking. An eclectic mixture of home styles in various states of preservation, including ranch, bungalows, American Foursquare and Craftsman, dot the landscape. Most homes were built in the first decades of the 20th century, says Tracey Bitonti, who has worked as a Realtor with Irongate Inc. for over 30 years. “When some of the homes in the area hit the market, they feature renovations,” she says. “But not all of them.” As a result, the area has become popular with fans of home projects and investors. “As-is” American foursquare homes start in the mid-$10,000s, with more renovated bungalows reaching the mid-$60,000s. A centennial Craftsman with a full basement can hit the low-$100,000s, while a fully restored brick ranch will peak in the low $200,000s.
With homes close together, Fairview gives that sense of community to its' residents.
Beautiful larger homes can also be found in Fairview, although it is rare.
