An award-winning community between Fresno and Yosemite National Park

As they drive along Avenue 12, many Central Valley residents will admire the orderly rows of pistachio trees that stretch out to the northern horizon. The south side of the highway is dominated by the similarly meticulous suburban homes of a neighborhood that has won CVLUX Magazine’s Community of the Year Award five times since 2019, doing so with its variety of housing styles and its comfortable geographic situation. “Riverstone is a pretty new development just outside of Fresno,” says Realtor Jason Fretag with Century 21 Jordan Link, who has over 20 years of experience in the area. “It runs parallel to the San Joaquin River, so it has its own water supply, and it has all kinds of outdoor recreation around despite being right on Fresno’s doorstep. It’s basically bringing the mountains and the city together.” The neighborhood boasts a strong list of amenities, including a fully equipped clubhouse at its center supply and access to one of America’s most famous national parks. As expansion goes on, Riverstone looks forward to a continued presence on the list of America’s top master-planned communities.

Multiple developers have contributed to the unique blend of housing styles

The well-ordered streets of Riverstone are lined with recently constructed homes in several styles, leading to a unique visual variety. “There are several developers who have put up homes in Riverstone, so you’ll find a nice variety of styles and architectural features,” Fretag says. “Buyers can find anything from single-story cottages with stacked brick facades to multi-story Spanish Colonials with tile roofs and stucco siding.” Because it is split into several districts, prospective owners can find slim modern townhouses, priced between $350,000 and $400,000, or cottages and Modern Traditional builds that can cost anywhere from $385,000 to $900,000, depending on lot size, square footage and number of bedrooms. The largest homes, many of which offer backyard pools and entertaining spaces, can fetch over $1 million.

Stone Creek Elementary is walkable from area homes

Riverstone students are zoned for the Golden Valley Unified School District. Stone Creek Elementary, which receives an A from Niche, is in the neighborhood’s center and is within walking distance of most area homes. Ranchos Middle, rated A-minus, and Liberty High, which earns a B-plus, are located west along Avenue 12 in the Madera Ranchos.

The Riverwalk and multiple shopping centers in Fresno

The small Riverwalk shopping district hosts Fresh Fill, the closest area supermarket, along with a locally owned coffee shop, Dutch Bros, and restaurants like Papi’s Mex Grill. More extensive options are a short trip across the San Joaquin River. “I mean, you’re 10 minutes from places like Macy’s and Nordstrom Rack, or from the In-N-Out on Blackstone Avenue,” Fretag says. The shopping centers on either side of this road are also home to big box retailers like Target and Sam’s Club, trendy dessert spots like Crumbl Cookies and regional favorites like Mr. Pickles Sandwich Shop.

Residents can use the fitness center and other amenities at The Lodge

At the heart of Riverstone stands The Lodge, a community center that houses a pool, a fitness center, a spa and a dog park for use by residents. Several pocket parks, which feature small playgrounds, picnic shelters and tennis courts, are scattered throughout the area. Local anglers can head to Millerton Lake, stocked regularly with bass. The neighborhood is also right on the doorstep of one of America’s best-known natural treasures. “We’re near the south entrance to Yosemite National Park,” Fretag says. “You drive north about 50 miles, and you’re there looking at all the waterfalls and sequoia trees you see on TV.”

Avenue 12 and California Route 41 intersect

Riverstone sits at the crossroads of Avenue 12 and California state Route 41, also known as the Yosemite Freeway, which connects it with the national park to the north. Avenue 12 provides the most direct route to state Route 99. “There’s been some traffic flow issues on Avenue 12 lately, just due to the continued development. But the road is being widened to help ease that a bit,” Fretag says.
