Set 30 miles southeast of Phoenix, Lyon's Gate is a master-planned community in Gilbert, Arizona, known for its quiet streets, new construction and top-rated schools; homeowners here are invited to neighborhood events like the annual Fall Festival and share community amenities like sports courts, pools and a clubhouse available to rent. In the early 20th century, the area was mostly farmland, and Gilbert was known as “The Hay Capital of the World,” but today, the area has bloomed into a tight-knit community full of local businesses, green spaces and annual events, like Gilbert Days. However, residents of Lyon's Gate may still feel Gilbert’s farm town roots as the streets are less crowded than in other neighborhoods, like Downtown Gilbert. “I don’t see a lot of people on the streets,” says Amy Smale, a Realtor with DeLex Realtor who has worked in real estate for over five years. “It’s a very quiet neighborhood.” Residential streets in Lyon's Gate are well-kept and typically free of noise pollution, but locals here are always within a few miles of modern amenities, like shopping and dining at Epicenter at Agritopia, about a mile north, or Downtown Gilbert, 4 miles south. Lyon's Gate receives a low CAP Index Crime Score of 3, compared to the national average of 4, and nearby access to Highway 202 and Valley Metro buses makes it easy to get around the Phoenix Metropolitan Area. “To me, it’s a great place to live. It’s right by Williams Field High School, and some nice, new, fun, hip restaurants are coming in,” says Smale.

Homes here typically range between $500,000 and $800,000; most were built in the last 20 years. Most single-family homes here are two stories and draw from either Spanish Revival or Craftsman-style architecture and include access to shared amenities like community pools, basketball courts and play areas. Homes that range closer to $800,000 are typically between 3,000 and 4,000 square feet and may include private pools and attached garages.

Lyon's Gate homeowners have access to many shared community spaces, including eight playground areas, three community pools, two basketball courts, a sand volleyball court and several pocket parks dotted throughout Lyon's Gate. About 3 miles west of Lyon's Gate, Crossroads District Park features a wide array of sports amenities, including baseball and softball diamonds, a basketball court and several multi-use fields; the park is also home to AZ Ice, an indoor ice-skating rink where local teams play, like the Arizona Titans. About a mile east, Cosmo Dog Park is a popular spot for pet owners to bring their furry friends; the 17-acre park offers pet drinking fountains, washing stations and designated sections for active or timid dogs. Local schools receive high marks from Niche

Local kids grades K through 6 can start at Higley Traditional Academy , rated A by Niche and part of the Higley Unified School District, rated A-minus overall. Students then move on to Cooley Middle and Williams Field High, both rated A-minus. At the high school, students can choose from 43 dual-enrollment courses for college credit at Scottsdale Community College. Williams Field High also has a robust football program, winning the state football title in 2019.

Spring training and community events in Gilbert

Residents in Lyon's Gate can attend neighborhood events sponsored by the Lyon's Gate social committee throughout the year, like pool parties in the summer, the Fall Festival in October, where folks can decorate pumpkins or participate in whipped cream eating contests, and the Christmas Holiday Party, where kids can meet Santa. Locals also have access to Gilbert community events like Concerts in the Park and Family Nights, which are held throughout the year at different neighborhood venues and feature a variety of performance acts, including local musicians, movies and magic. In November, Gilbert Days is a two-day festival held about 4 miles south at Gilbert Regional Park, where residents get together to enjoy a parade, live music and lots of food and drinks from local vendors. Lyon's Gate is within 25 miles of three Cactus League ballparks: Hohokam Stadium, Sloan Park and Tempe Diablo Stadium, where the Oakland Athletics, Chicago Cubs and Los Angeles Angels play during Major League Baseball’s spring training season.

Getting around Lyon's Gate

Locals typically drive to get around Gilbert. Phoenix is about 30 miles northwest along Highway 202, reachable less than a mile west of Lyon's Gate; the drive takes between 30 and 60 minutes, depending on traffic. There are also Valley Metro bus stops along East Williams Field Road for an easy commute throughout the Phoenix Metropolitan Area. Dignity Health Mercy Gilbert Medical Center is about 5 miles west, and Phoenix Sky Harbor International Airport is 27 miles northwest.

Shopping and dining near Lyon's Gate

Residents here can grab groceries from Fry’s off East Williams Field Road, but Lyon's Gate is mostly residential, meaning most shopping centers are located within a mile or two outside the neighborhood. Set by tree-lined sidewalks and dotted with shrubbery, Epicenter at Agritopia is a mixed-use shopping village featuring restaurants, shops and apartments less than a mile north of Lyon's Gate, where locals can buy fresh produce from The Farm Store, grab a cocktail from Undertow or relax with a cup of joe at The Coffee Shop. There are also several local restaurants, like Joe’s Farm Grill, a family-owned restaurant that offers classic American cuisine made with fresh ingredients from Agritopia Farm. “There are a lot of restaurants being built there at Higley and Ray. I bet we have 50-plus restaurants around here,” says Smale. Locals can also head to SanTan Village for more shopping and dining options. “It’s a huge outdoor shopping center about two miles from the neighborhood.”
