East Gulfport offers a laid-back lifestyle on the Gulf Coast
The coastal suburb of East Gulfport is tucked between downtown and the neighboring city of Biloxi. Despite its proximity to shopping, dining and entertainment, the neighborhood maintains a relaxed vibe. “East Gulfport is far from the madding crowd,” says Realtor Sarah Craddock of Blackwater Realty, who has over five years of experience working with clients in the area. “If you like beach culture, seafood and a laid-back lifestyle, this is the place,” Craddock says.
A mix of condos, townhomes and single-family homes near the water
New Traditionals, cottages, Colonial Revivals and ranch-style homes line the narrow streets. Magnolias, loblolly pines and live oaks shade neatly trimmed lawns and garden beds with azaleas and boxwood shrubs. The Legacy Villas community features townhome-style condos clad in sherbert-hued stucco. High-rise condo units are available in the Legacy Towers buildings next door, which offer unobstructed views of the white-sand coastline. “The nice thing about East Gulfport is that the north side is on the bayou and the south side is on the beach, so there are a lot of options for waterfront properties,” says Cassie Webb, an Elevate Realtor with nearly 20 years of experience. Single-family homes typically sell for between $100,000 and about $575,000. Townhome and condo prices start under $100,000 and rise to around $480,000.
Summers here are hot and humid, while winters tend to be mild. Bayou Bernard and the Gulf are prone to flooding; the risk of high water and wind damage is higher during hurricane season.
A-rated Gulfport public schools
Gulfport Public School District, which allows controlled open enrollment, earns an A grade from Niche. East Gulfport’s zoned schools include Anniston Avenue Elementary, Bayou Middle and Gulfport High, all of which are A-rated. The high school offers several college and career-prep programs, including the Ingalls Shipbuilding Academy and the MS Power Energy Academy. Dual credit classes at Mississippi Gulf Coast Community College are also available. MGCCC’s Harrison County campus is within about 5 miles of most homes. St. James School is an unrated, private Catholic school in the area serving pre-kindergarteners through sixth-graders.
Parks, performance venues, Gulfport beachfront and more
James Hill Park has a playground and tennis courts, as well as boardwalk trails and a fishing pier on Bayou Bernard. Across the water, Ocean Adventures Marine Park is an aquatic educational park where visitors can interact with dolphins and other sea creatures. Francis X. Collins Park, to the south, features a fitness center and a playground. Local high school swim teams practice at the Francis Collins Pool, which also offers swim lessons and water aerobics classes. MGCCC’s Immersive Media Performing Arts Center, home of the Gulf Coast Symphony Orchestra, and Center Stage Theatre, another live performance venue, are nearby. So is the Lynn Meadows Discovery Center, a historic school building-turned-children’s museum. Public, walk-on beach access points dot the coastline; a pedestrian bridge spans Beach Boulevard near the corner of Admiral Boorda Drive.
Close to Biloxi and Gulfport shopping and dining options
Biloxi’s Edgewater Mall, which has dozens of stores, a food court and a movie theater, is a few miles east. Retailers like Rouses Market, Walmart Neighborhood Market and Ollie’s Bargain Outlet are clustered near the corner of Cowan Road and Pass Road. Chain restaurants like Checkers and Wingstop are scattered throughout the busy commercial area. Blow Fly Bar & Grill is a popular locally owned eatery with a view of the bayou, close to Captain Al’s Steak & Seafood, a rustic, nautical-themed spot that hosts live music nights and car shows. Downtown Gulfport, about 6 miles away, has more locally owned restaurants. “My favorite is Shaggy’s. They do seafood, and there are multiple bars and patio seating. It takes hours to get in there on the weekend. It’s super popular because they were the first restaurant to build back after Katrina closed everything,” Webb says. Hurricane Katrina made landfall on the Mississippi Gulf Coast in August 2005 as a Category 3 storm, severely damaging coastal Gulfport.
Beach Boulevard, other highways connect to Biloxi, Gulfport amenities
Coast Transit Authority provides bus service to the area, with routes to destinations like Edgewater Mall and downtown Gulfport. Memorial Hospital, a big local employer, is about 8 miles away. Commuting usually takes around 20 minutes via U.S. Route 90. The highway, known locally as Beach Boulevard, follows the coast east to Biloxi and west through Gulfport toward Louisiana. Gulfport-Biloxi International Airport is just over 6 miles away, not far from the U.S. Route 49-Interstate 10 interchange.
