Finding a green space to settle in Three Trails
Found just outside the historic downtown area of Independence, Missouri and 12 miles east of Kansas City, the neighborhood of Three Trails has carved out a peaceable spot for itself. Three Trails garnered its name from its original location at the crossroads of the Oregon, California and Santa Fe Trails of the Old West. It's retained much of its native nature, with residential streets winding through green space and several parks preserving the overall naturistic vibe that the neighborhood pulls off. It's bordered by roads lined with commercial business, and of course, it's just minutes away from the historic buildings and museums at the heart of Independence.
Local business abound in downtown Independence
Three Trails is bordered by West 23rd Street and South Noland Road, which are lined with commercial businesses and stops for daily essentials. There are well-known names like Walmart Neighborhood Market and CVS, alongside banking locations and automotive repair shops. Since Three Trails shares space with downtown Independence, residents head to Main Street to enjoy the local businesses. The pastel-painted buildings of art galleries and ice cream shops harken to a classic Americana vibe, imminently walkable for those exploring. It serves as both a small-town event hub and one of the best sources for filling the schedule for a day. From Pilates and yoga classes at Studio on Main to craft beers at 3 Trails Brewing and medium-rare steaks at Ophelia's, the access to downtown is unbeatable.

Residents carefully tend to their gardens and decorate their front doors and porches, and many of them own their properties. Architectural styles in the neighborhood trend toward the classic vernacular, with mixed-material ranch homes and Cape Cods as the predominant types of homes. "You're seeing a lot of buyers coming and making upgrades to existing homes, and that's improving values in the neighborhood," says Linda Holm, a real estate agent with ERA McClain Brothers who's been selling properties since 2001. The median price for detached homes is $170,000, and prices rarely surpass $200,000.
