The community has several greenspaces and surrounding woodlands that offer a natural backdrop to the suburban landscape. Many visit the onsite dog park at Oceanway Park throughout the year and enjoy the pool during the summer. The space also includes athletic options, such as a baseball field and tennis and basketball courts. Next to the community center is a quiet spot with a gazebo to overlook the onsite lake. To the north are 380 acres of public grounds at Sheffield Regional Park. Children enjoy the playground while others fish in the pond from the shore. A walking path leads to sporting fields, hiking trails and a second lake in the back of the grounds. The eastern section of Oceanway contains marshy wetlands, dense oak hammocks and meandering multi-purpose pathways from a network of conservation spaces inside the Timucuan Ecological and Historic Preserve. Large windows and covered entrances are standard among Oceanway homes. Most homes feature a New Traditional style that blends Mediterranean architectural forms, such as arched windows and stone embellishments, with the board and batten exteriors that provide a farmhouse aesthetic. Oceanway's newest homes can be found throughout the community, such as Bradley Pond or the gated Tidewater developments. Locals can also choose properties without dedicated homeowners associations, like those inside the Terrace Park subdivision.Housing prices are slightly lower than average for the metro area. Miller says that most homes were built after 2006 and are typically priced between $300,000 to $500,000. However, buyers can find some properties listing upwards of $700,000. "I grew up in Jacksonville but traveled around for many years. When I moved back, I knew Oceanway would be the perfect place to build my dream home because, at the time, the area was being built up--but it still felt out of the way from the city," says Dr. Carletha Brinson, a local business owner, Jacksonville native and community resident for over 15 years.
Students stay close by to attend schools
Young residents will attend either Oceanway Elementary which has a B-minus grade from Niche, or New Berlin Elementary, which earns a B-plus. Middle schoolers attend Oceanway School and move on to First Coast High. The middle school receives a C-plus and the high school has a C. Students enrolled in First Coast High have the chance to take college-level courses and earn an associate's degree before graduation.A new shopping plaza and a nearby regional retail center
"It's amazing how this wild area has grown into a family-friendly suburb with businesses, restaurants and nice homes. It's impressive to see firsthand," says Dr. Brinson. The neighborhood has several options for grocery shopping and home goods. Oceanway Plaza contains a Winn Dixie and Northpoint Village Shopping Center is a new retail space with a large Publix Super Market. One of Oceanway's dining gems is New Berlin Fish House & Oyster Bar, a southern-style spot for freshly caught jumbo shrimp and oysters topped with jalapeno and bacon. Across the street is a northside staple, Terry's Grill, specializing in home-style eats like eggs benedict to lasagna. Those looking for more options will opt for a wide array of dining and shopping selections at River City Marketplace, about 5 miles from the neighborhood's center.Accessible commutes, travel and medical care
Commuters can quickly hop on Interstates 295 and 95, which offers access to the rest of the city. Although there is a bus system, most travel by car. The area is close to major medical facilities such as UF Health North and the newly constructed Jacksonville North Veterans Affairs Outpatient Clinic. Following New Berlin Road leads to many houses of worship within the community. Residents may hear planes from the Jacksonville International Airport, less than 10 miles away.
