Belmont Heights offers walkable, family friendly living

Just steps away from the buzz of Belmont Shore, Belmont Heights offers a quieter, more residential take on coastal Long Beach living. You’re still close to the beach, and the restaurants along 2nd Street, but the neighborhood has wider streets, larger lots and less tourist traffic. The Heights, as locals call it, is a place where neighbors get to know each other and historic homes have just enough space for a small front lawn. Although prices tend to be slightly lower than Belmont Shore or Naples, this is still one of the most high-demand and high-priced neighborhoods in Long Beach, thanks to its walkable lifestyle and family friendly appeal.

Historic homes with distinctive character

In Belmont Heights, century-old homes are shaded by tall palms and dense fruit trees. With two historic districts within the neighborhood, you’ll see plenty of unique Craftsman bungalows and stucco-sided Spanish Revivals. If you live in one of the historic districts, there are strict regulations on how you can maintain the exterior of your home. “What’s appealing about Belmont Heights is that it isn’t a cookie-cutter development,” says Maureen Neely, longtime resident and former community association president. “Each house you walk past will be different from the one next door.”

Home prices are high for Long Beach but lower than Belmont Shore

In general, Long Beach is a lower-priced option in the Los Angeles area, but Belmont Heights is one of this city's most expensive neighborhoods. However, prices in the Heights tend to be a bit lower than next door in Belmont Shore. That’s not to say the Heights is less desirable, though, says Tyler Rogina, an experienced associate broker with Compass Real Estate. “It’s a lot more family oriented, with less density, larger homes and larger lot sizes [compared to Belmont Shore],” he says.

Here's what you can expect to pay in the Heights:

  • Condos range from the mid-$400,000s to just over $1 million.
  • Single-family homes can start in the mid-$800,000s, but most are priced between $1 million and $1.7 million.
  • Larger homes over 2,000 square feet — a rare find this close to the water — usually fall between $1.7 million and $3 million.

Walkable streets with some local restaurants

You’ll be close to several small markets and local restaurants, but there’s less activity here than in neighborhoods like East Village, Bixby Knolls or Belmont Shore. “Belmont Heights is still walkable, but it’s the kind of walkable where you are out enjoying the neighborhood, less walking to a coffee shop or restaurant,” Rogina explains. Depending on where you live, it’s about a 10- to 30-minute walk to 2nd Street or the Vons on Ocean Boulevard. But there are still a few spots that are only steps away from your front door, including:

  • The Attic: A Southern-inspired comfort food spot housed in a historic Craftsman bungalow
  • Ubuntu Café: A farm-to-table cafe with a modern patio overlooking the Colorado Lagoon
  • Belmont Brewing Company: A longtime favorite with house-brewed beers, fresh seafood and ocean-view patio seating
  • Speak Cheezy: An award-winning pioneer of Southern California’s sourdough pizza scene
  • Ma ‘n Pa Grocery: An old-school neighborhood market beloved for breakfast burritos, homemade beef jerky and everyday grocery essentials

Highly rated schools within the neighborhood

Belmont Heights is part of the highly rated Long Beach Unified School District. Many kids can walk to school, with Fremont Elementary School, Lowell Elementary School and Rogers Middle School located within the neighborhood. Long Beach offers school-choice options, so students can also apply to schools outside their neighborhood.

Parking tends to be easier than in Belmont Shore

One potential downside of Belmont Heights is limited street parking, but that’s generally a bigger challenge for renters rather than homeowners. Most single-family homes have garages. Rogina says that parking is more convenient than in Naples or Belmont Shore. “There are some areas around 2nd Street that are more dense, but for the most part, parking in Belmont Heights is no problem.”

Direct beach access on the south side of Belmont Heights

Only the south side of the neighborhood has direct beach access, and it’s a more mellow stretch of sand compared to busier spots like Huntington Beach. Long Beach City Beach is known for fewer tourists, smaller waves and a scenic path that’s popular for biking along the shoreline. On the north side of the neighborhood, the Colorado Lagoon offers its own sandy beach and is a go-to spot for summer swimming, with picnic tables and a playground.

Laid-back community with holiday events and fruit swaps

There’s a genuine sense of community here. “You’re very close together, so you want to check in with people and get to know your neighbors,” Neely says. It’s common to see people chatting as they swap fruit from the area’s fig and citrus trees — if the neighborhood’s iconic wild parrots don’t snack on them first. The Belmont Heights Community Association also plays a big role in bringing people together, hosting seasonal events like an Easter egg hunt and trick or treating, along with book clubs and a regular newsletter that helps everyone stay connected.
