West Village’s metropolitan lifestyle comes at a lower price tag; it’s one of the more affordable neighborhoods in downtown Long Beach. "Compared to the high-rise waterfront condos you'll see just east, you'll find some great downtown values here," says Realtor Nancy Deprez, who works with Vista Sotheby's International Realty and has over a decade of experience in the area. “Within the last 10 years, revitalization efforts like Cesar Chavez Park and the super modern Deukmejian Courthouse have made West Village an increasingly desirable neighborhood." It’s also directly north of the World Trade Center, the Long Beach Civic Center and more skyscraper offices, giving downtown workers walkable commutes. And that’s not the only thing within walking distance, with eclectic restaurants, city attractions and cultural events less than a mile away.

An assortment of restaurants and retail hubs by the West Village
The West Village’s dining scene consists of local restaurants on the eastern side of the neighborhood, with a growing number of options. A beloved Long Beach chain, the Potholder Café serves all-day breakfast and features a dog-friendly patio. Family-owned Cinco de Mayo offers authentic Mexican fare, while the artsy Birdcage Coffee House is a local hangout spot. For a more upscale feel, La Traviata Italian Restaurant serves Italian wine and house-made pasta in a classy setting with crystal chandeliers and live piano music. For groceries, 562 Daisy Market stocks the basics, but the closest supermarket is El Super, located about a mile east of the neighborhood. West Village is also only a mile away from some of the largest retail destinations in Long Beach: The Pike Outlets and Shoreline Village.

Downtown Long Beach's biggest attractions and events, including the Grand Prix
Only a mile north of the shoreline, West Village has proximity to the beach and more of Long Beach’s biggest attractions. The Aquarium of the Pacific offers exhibits of marine life ranging from jellyfish to sea otters. Shoreline Aquatic Park surrounds the aquarium and is famous for its sweeping views of the Queen Mary, the city’s skyline and the iconic Lions Lighthouse.
One of downtown’s most popular annual events is the Grand Prix of Long Beach, the oldest street race in North America. Located at the Long Beach Convention & Entertainment Center, thousands come to watch Indy car races and live music each spring. “My favorite part is the excitement of the event and hearing the engines roar. The cars go so fast,” Majka says. At the Holiday Tree Lighting in December, locals can visit the Terrace Plaza for fireworks, a train ride and a 67-foot Christmas tree.

Condos and bungalows in West Village
West Village is composed of walkable grid-style blocks lined with palm trees. The housing options include apartments, condo buildings and a limited number of single-family homes. The yards tend to be on the smaller side, with just enough room for garden beds. Although the neighborhood doesn’t have many garages, there’s street parking throughout the area. Condos are predominant, and some have HOA fees that take care of amenities like gyms and rec rooms. High-rise condos also feature views of the city. They range from $300,000 to $650,000, while Craftsman bungalows range from $600,000 to $800,000. In contrast, waterfront condos elsewhere in town start from $700,000 and go up to $1.9 million.

Cesar E. Chavez Park and more recreation options
The 15-acre Cesar E. Chavez Park, on the western side of the neighborhood, is the largest recreation space in West Village. Renovated in 2020, it has two playgrounds, basketball courts and a community center with an indoor gym. Tree-lined walking paths lead to an outdoor amphitheater, which hosts free concerts during the summer. As part of the Elevate ‘28 Infrastructure Investment Plan, the park will soon have a Latino cultural center and a market. At the Seventh and Chestnut Community Garden, in the northern part of West Village, there are about 20 plots, with a short waiting list to join. On the western edge of the neighborhood, the Los Angeles River Greenway Trail can take cyclists to downtown LA. Residents should be mindful when out and about, since West Village has an 8 out of 10 CAP Index Crime Score, significantly higher than the national average of 4. The Long Beach Police Department has recently increased its presence, especially on bicycles, to decrease petty crime.

Long Beach Unified public schools, including Cabrillo High School
On Niche, Cesar Chavez Elementary School has a B-minus rating. Washington Middle School earns a C-plus, and Juan Rodriguez Cabrillo High School has a B. The high school offers course pathways to focus on possible career paths: Engineering and Design, the Academy of Law and Justice and the Academy of Global Logistics.

West Village is a highly walkable neighborhood on the western side of downtown Long Beach. Via Interstate 110, the community is about 25 miles away from downtown LA. Long Beach Transit serves the community, with multiple stops throughout West Village. The eastern side of the neighborhood has a light rail station; the Metro A Line goes to Pasadena. For medical care, the Dignity Health - St. Mary Medical Center is only a mile northeast of West Village. The neighborhood is about 5 miles away from the Long Beach Airport.
