Known for the architectural grandeur of the residences enveloped by the hillsides, Bel Air is home to some of the most expensive and well-known estates in the world, including the opulent French manor Chateau des Fleurs that sprawls over 10 acres, The One, a modern mansion over 100,000 square feet sold for $141 million, and the 1930s neoclassical-style Casa Encantada, which was twice sold at record high prices and is currently listed at $195 million. “Bel Air is renowned as the most elite neighborhood both in terms of price point and people who buy them,” Kirman says. Many of Bel Air’s multi-million-dollar 1920s and 1930s palazzos are over 10,000 square feet with infinity pools, gated private entryways, lavish landscaping and natural fencing made of tall trees and groves for privacy. The lot sizes are between a half-acre and over 5 acres, with elaborate architectural designs that range from classical Greek Revivals, Italianate and French Influence to English Tudor Revivals, Mediterranean Revivals and contemporary styles. Properties between $5 million and $10 million typically go from 5,000 square feet to under 10,000 square feet, with many built after the 1950s to the present day. Smaller cottages, midcentury modern and ranch styles may fetch between $1 million and $5 million. Due to the area’s geographical locale, area homes may be under wildfire and earthquake risks, and homebuyers are recommended to purchase home insurance.
