Along the shaded sidewalks of Beverlywood, residents will find a cozy living atmosphere with plenty of home variety rising beneath the trees. “Beverlywood housing is divided into two parts, HOA and non-HOA,” Grakal says. “The HOA areas can go up to $9 million, while the non-HOA is further south and can go up to $4 million.” For any area of Beverlywood, prices typically start north of $1 million for single-family homes. The northern area typically features newer constructions and modern homes, while the non-HOA sector features Spanish-style architectural flair with tiled roofs. Ranch homes, apartments and condos can all be found in the neighborhood, with a lavish overall appearance that defines Beverlywood.

Highly-regarded schooling for students
For students in the Beverlywood area, only Castle Heights Elementary School from the primary pipeline is situated within the neighborhood’s boundaries. Castle Heights receives an A-minus rating by Niche, as does Palms Middle School. Palms Middle is the site of sixth through eighth grades, offering magnet and honors programs while ranking in Niche’s top 100 standout middle schools statewide. Alexander Hamilton Senior High School completes education here, receiving an A-minus and providing arts programs as well as clubs centered around fashion, music and more.

Though Circle Park doesn’t have a playground, it stands as a gathering spot and the heart of Beverlywood. Situated near the center of the neighborhood, it’s complemented by Irving Schachter Park on the western edge, and beyond the boundary sits the Cheviot Hills Recreation Center and its associated amenities. Between the area’s coffee shops, delis and eclectic dining scene, there’s no shortage of different places to try a bite or two at. “There’s cute coffee shops, little boutique restaurants and Factor’s Famous Deli, which everyone goes to,” Grakal says. The Bagel Factory is a popular stop, as are a variety of restaurants showcasing empanadas, baked goods, pizza and more. Coffee shops are popular here, including Coffee Shop & Gallery, Undergrind and Eyes Peeled Coffee. A Food Affair offers French cuisine to its patrons.

Shopping and attractions beyond Beverlywood
Residents can head north to Pico Boulevard for a number of kosher-specific shops and eateries, while the nearby historic Rodeo Drive has a bustling, iconic retail scene and is just minutes away. Heading the other direction, South Robertson Boulevard has quaint coffee shops, plenty of boutiques and some trendy restaurants for shoppers, diners or otherwise to enjoy. The Museum of Tolerance, which spotlights prejudice throughout history, is located in Pico-Robertson just north, the Museum of Jurassic Technology is in the Palms neighborhood to the south and Fine Art by Barbara Mendes is just within the boundary. Picking up a book at the Robertson Branch of the Los Angeles Public Library is also an option.

Centrally located to Los Angeles landmarks
Despite the suburban surroundings, Beverlywood residents are never far from motoring around the region. “Beverlywood is super central and it’s close to everything,” Grakal says. “It’s 10 minutes to Beverly Hills, 15 minutes to downtown and 15 minutes to Santa Monica.” While there isn’t any public transportation outside of a Metro line, the outer edges are serviced by local bus routes. When the City of Angels is calling, it’s less than half an hour’s drive east to downtown Los Angeles via the Interstate 10 Freeway.
