East Hollywood is an old neighborhood that continues to grow and stay relevant through the decades. The housing market is constantly evolving to keep up with high demand, attracting California transplants and maintaining long-time residents. “It’s a great neighborhood,” says East Hollywood native Ivor De Silva. “Some of the best restaurants are on our side of the city. It’s so diverse. You have everything here. It’s Thai Town, Little Armenia and the Church of Scientology.” The iconic blue building bearing a Scientology sign occupies a large section of East Hollywood on Fountain Avenue and L. Ron Hubbard Way. In East Hollywood, the new mixes with the old, from historic homes and recent developments to trendy restaurants and well-known neighborhood haunts. Former resident Lucas Marx says it's one of the best neighborhoods for young residents, sighting more affordable accommodations than can be found elsewhere in LA and the abundance of things to do. “There’s so much to do, and it’s more affordable than other neighborhoods," he says.

East Hollywood restaurants earn national recognition
East Hollywood is known for its diverse food scene, from sit-down establishments to unsuspecting storefronts. Located in a strip mall, Jitlada Restaurant serves a broad menu of favored Thai dishes like Pad See Ew and Panang Curry. From renowned Ori Menashe and Genevieve Gergis, the chefs behind Michelin recommended Bestia and Bavel, Saffy’s serves dishes with a Mediterranean flair. The neighborhood even has a Michelin-recommended spot: Mae Malai Thai House of Noodles, known for its homemade noodles and broths spiced with chilis and Thai herbs. At Sqirl, a local woman-owned cafe and restaurant, diners sip coffee and tea and can order specialty pastry options like the 42.5-hour french toast — thick-cut, housemade bread soaked for 42 and a half hours in custard and topped with a creme brulee finish. Up the street from Sqirl on Virgil Avenue, Courage Bagels is a neighborhood landmark known for its housemade bagels, served with toppings like smoked salmon, fish salad, pickled vegetables and seasonal produce.
For groceries, locals can head to the Vons on Sunset Boulevard. Otherwise, East Hollywood shopping is mostly made up of small businesses. Besties Vegan Paradise sells an extensive selection of plant-based groceries, from plant-based steak and fish to gluten-free baked goods. Multiple shops line Santa Monica Boulevard, such as Karabagh Meat Market, a local butcher shop, and JONS International Marketplace, a family-owned store with a deli, bakery, and imported goods. Locals know Sasoun Produce for its selection of exotic produce.

Condos replacing Craftsman bungalows developers grow East Hollywood
The dense blocks of East Hollywood help tell the story of Los Angeles’ ongoing development. Century-old homes face towering new high-rise condos. Multi-generational households are neighbors with the city’s recent transplants. “East Hollywood has a lot of older stock, built from the late 1800s and 1910s Craftsman, and some leftovers from the 1920s through the 50s when development exploded in the city,” says Realtor and real estate developer David Coe of COE Real Estate Group. “But there hasn’t been any new single-family home construction for a good 30 years.” As all of Los Angeles strives to meet the rising demand for housing, development has transitioned to higher-volume building options, like condos, which maximize available space. “I think as things come up for sale, developers are moving in to buy multiple properties to form a large parcel for condos,” says Dan Sanchez, a Realtor with Engel & Völkers who is familiar with East Hollywood. “Of single-family homes, I would say a lot of the homes are primarily older inventory.” While there are a few bungalows under 1,000 square feet selling between $400,000 and $500,000, these options are rare. Most of the remaining single-family homes, comprised of Craftsman and bungalows leftover from the previous century, sell from $800,000 to $1.7 million. Condos and townhouses are increasingly more common in East Hollywood, ranging from $730,000 to $1 million. “For people who are tired of paying 100% interest and want to get out of renting and become homeowners, you’ve got to start somewhere,” Coe says. “East Hollywood is a good starter neighborhood in LA.”

Access to the 101, Santa Monica Boulevard and Metro stations
“It’s a relatively small, very dense neighborhood, so it’s pretty easy to walk around,” Sanchez says. “People might choose East Hollywood for its convenience. The 101 runs through East Hollywood, so it’s convenient for people who commute to Downtown or farther south.” Santa Monica Boulevard, a busy corridor leading west to its namesake beach, bisects East Hollywood. While access to Highway 101 is desirable for its convenience, the through traffic can cause congestion on East Hollywood roads and contribute to excess noise. The neighborhood is also home to Hollywood Presbyterian Medical Center, Kaiser Permanente Los Angeles and the Children’s Hospital Los Angeles, which can also contribute to traffic and noise. While most residents drive, there are plenty of alternatives in the neighborhood. “Public transit is all being invested over here. We have the Wilshire Line and the Vermont Line both under construction, which will change the way many people commute,” says Dario Svidler, Partners CRE executive vice president. “This is what’s called a high-tiered transit-oriented community.” The B Line has multiple Metro stops in East Hollywood: Vermont/Sunset, Vermont/Santa Monica and Hollywood/Western. The city bus also circulates throughout the neighborhood. For those traveling farther away, East Hollywood is only ten miles from Hollywood Burbank Airport.

Barnsdall Art Park's Frank Lloyd Wright building and proximity to Griffith Park
While East Hollywood is mostly urban, two parks provide breaks from the dense cityscape. Lemon Grove Recreation Center is an urban park with an auditorium, basketball courts, a baseball diamond as well as a playground and barbecue pits. The city sponsors activities like gymnastics and martial arts, as well as after school after-school activities like softball, ballet and an after-school club at the recreation center. Barnsdall Art Park is a cultural landmark and the home of the famous Hollyhock House, designed by Frank Lloyd Wright and a UNESCO World Heritage Site. The park is named for Aline Barnsdall, who donated the land in 1927 to preserve the Hollyhock House and create an accessible art center. The Hollyhock House Archive contains Wright’s original drawings and blueprints for both realized and uncompleted projects. Barnsdall Arts Center and Junior Arts Center operate in the park, offering classes in subjects from drawing and painting to jewelry and sculpture. The neighborhood is also only two miles from Griffith Park, one of LA’s premier outdoor spaces. “It’s a good area for people who are outdoorsy,” says De Silva. “You’re close to good hiking and some beautiful parks.”

Events at Barnsdall Art Park and Lemon Grove Recreation Center
Barnsdall Art Park also serves as a social hub of East Hollywood. The park is known for seasonal wine tastings, where ticket holders can enjoy local wines and food trucks. During these events, the park also offers tours of Hollyhock House and views of the Hollywood Sign and Griffith Park Observatory. Barnsdall Art Park Foundation often partners with LA-based artists to host exhibitions.
East Hollywood’s other park, Lemon Grove Recreation Center, hosts family-friendly events such as their annual Halloween festival. On the evening of Halloween, Angelenos can visit Lemon Grove Recreation Center for games, a costume contest and candy. East Hollywood Neighborhood Council also hosts a trunk-or-treat.

Los Angeles Unified School District serves East Hollywood through a broad network of schools. Depending on where they reside in East Hollywood, kids may start school at Kingsley Elementary School, which earns a B-minus from Niche. They may move on to Joseph Le Conte Middle School, graded C by Niche, which has been serving kids in the Hollywood area since 1922. Students may finish up at Helen Bernstein High School, which scored an overall B-mins from Niche and an A-minus in teachers. Fans of the TV program “Glee” might recognize Bernstein, as Bernstein occasionally served as the set for the show’s William McKinley High School. In addition to standard coursework, students can enroll in AP classes, receive college preparatory instruction, or enroll in technical education courses like video editing and production.
