A neighborhood shaped by a history of caring
When the Armatage neighborhood first took shape in the 1940s, one woman was instrumental in its development: Maude Armatage, a women's rights advocate and community leader. Maude dedicated much of her life to improving the civic, cultural and educational life of the community that now bears her name. And today, the neighborhood continues to follow in her footsteps. "When a new homeowner moves into the area, the Armatage Neighborhood Association will personally greet them with a welcome basket," says Realtor Jesse Lynch, owner of The Twin Cities Real Estate. Homes here start at $250,000 and go up to $800,000 for newly renovated properties. Lynch says, "Armatage is ideal for those looking for a cute, quiet place with access to the Twin Cities, but removed from all the commotion." It's also only 8 miles away from the Minneapolis-Saint Paul International Airport.

Craftsman style and bungalows in Armatage
The housing market is competitive here: as of 2023, homes sell after being on the market for 18 days, as opposed to the national average of 41. Most properties were built from the 1950s to 1960s, reflected in the dominant architectural styles of Craftsman and bungalows. However, Lynch says there are also some modern options due to the construction of newly renovated homes. Houses here start at $250,000 and can go up to $800,000. Most homes come with lawn space, although some plots may be on the cozier side: "These homes might have a small yard, but people who want to live close to the city don't want the upkeep of a yard anyways; this way, there's not too much lawn care and snow removal," Lynch says.

A highly rated school inside the neighborhood
Armatage has some of the highest-ranked schools within the Twin Cities. Armatage Elementary School is located in the center of the neighborhood and is walkable for students. Serving grades K-5, it receives an A-minus grade from Niche overall. For grades 6-8, students may attend Anthony Middle School, rated B by Niche. Southwest Senior High School is where many students graduate from, receiving an A-minus rating overall.

Spend a day at Armatage Park
Open every day from 6 a.m. to midnight, Armatage Park is a neighborhood hotspot. It features multiple sports fields, playgrounds and large open fields for recreational activity. Residents can often be found flying their kites, going on picnics, or taking their four-legged friends for a walk. Armatage Park also has a recreation center for families to use.

Local restaurants nearby
Despite being primarily residential, Armatage has a few local restaurants to offer. Lynch recommends Pizzeria Lola, saying, "It's a cute, walkable, well-regarded pizza place with a Korean flair." For a cozy atmosphere, Lynch says residents head to Cafe Ceres, which has "really great coffee and a savory pastry that's crazy good." The Galleria indoor shopping mall, a contemporary-style retail center with upscale stores and restaurants, is a few blocks south. For groceries, residents can drop by Aldi, located at Penn Avenue Street.

Commute with Highway 62
Highway 62 borders Armatage to the south, and residents can take this main road to get in and out of the neighborhood, or to connect with Interstate 35. Interstate 35 will take residents into downtown Minneapolis, about a 9-mile drive away. The Minneapolis–Saint Paul International Airport is about 8-miles away from the neighborhood, a perk for frequent flyers. Public transportation is also available: There are bus stops on Penn Avenue Street and Xerxes Avenue Street.

An active and involved HOA
The Armatage Neighborhood Association plays an active role in residential life. It hosts monthly neighborhood board and committee meetings, as well as year-round events. The Green Team organizes neighborhood clean-ups, where volunteers clear up parks, school grounds and boulevards. Community Engagement plans events for all Armatage members, such as a monthly book club. The Neighborhood Association also partners with local businesses. For instance, they'll help arrange for food trucks to visit Armatage Park at certain times.
