A new narrative in northern Minneapolis
Skyline views of downtown adorn the northern Minneapolis community of Sumner-Glenwood. Dating back to 1938, the neighborhood takes its name from Sumner Field Homes—Minnesota's first federally subsidized community. In the 1960s, street access between public housing and the surrounding community was cut off, leading to isolation and concentrated poverty. A successful lawsuit in the 1990s led to a new vision for Sumner-Glenwood: the creation of a stable, mixed-income neighborhood that would provide opportunities for low-income residents. “The north side has faced highway displacement and racial turmoil over the years,” says Coventry Cowens, local resident and historian at the Minnesota African American Heritage Museum. “It's nice to see communities like this changing for the better.” Today, Sumner-Glenwood attracts buyers with its starter homes and affordable price points, all within minutes of the city’s major attractions like Target Field, the home stadium of the Minnesota Twins.

Townhouses, condos and cityscape views
The real estate market in Sumner-Glenwood is ideal for those seeking entry-level pricing and spectacular views of downtown Minneapolis. “It’s a popular community for first-time buyers,” says Michael Gacek, Realtor with Edina Realty. “And the future seems bright with all the new development still entering the area.” While the neighborhood is primarily comprised of apartments and renters—84% of the population rents here—Sumner-Glenwood's housing options are expanding. Here, prospective buyers will find multi-family condo units and townhouse options, with most built in the early 2000s. A few single-family homes are also available here, but are not as common. With a median sales price of $350,000, houses in Sumner-Glenwood cost about $100,000 less than the average property in the Minneapolis Metro Area. Price points can range from as low as $200,000 for a two-bedroom condo unit to upwards of $500,000 for a four-bedroom townhouse. Subdivisions like Heritage Park to the north of U.S. Highway 55 features townhouses, while condos are found to the south in newer developments like The Lofts at International Market Square. Townhouses in Sumner-Glenwood often feature small lawns, paved entryways and single-car garages. Street parking is available, and sidewalks and crosswalks help with increased navigation along primary thoroughfares.

Local greenery and Twin’s games at Target Field
When seeking time outdoors, Bethune Park is within walking distance of many homes and is the largest green space in the area. It features paved trails, a basketball court and a wading pool, open during the warmer months. The Phyllis Wheatley Community Center is also located here and offers a broad spectrum of programming—from a course on women’s wealth building to a DigitalTechWorks Academy and youth basketball and esports clubs. Established in 1924, it’s also recognized as the first organization in Minneapolis dedicated to uplifting African Americans. Sumner Field Park is another local option, with neatly manicured tree-lined walking paths, a creek with a bridge and scenic views of downtown Minneapolis. Target Field is also a mile away and can hold seat more than 39,000 spectators to cheer on the Minnesota Twins baseball team. The Target Center is also nearby and is equipped with 20,000 seats for hosting live concerts and home basketball games for the Minnesota Timberwolves, NBA, or the Minnesota Lynx, WNBA.
