Convenience and easy commuting draw buyers to Northwest Omaha

Northwest Omaha is a large community where several of the city’s major highways and thoroughfares converge. Interstate 680 connects with West Dodge Road, a bustling commercial corridor, in the neighborhood’s southwestern corner, and West Maple Road offers another easy route to Downtown Omaha, about 15 miles away. All this highway access is a commuter’s dream, but you’ll also find plenty of shopping centers and restaurants close to home. Outdoor fun is within easy reach, too: Walkers, joggers and cyclists can hit Big Papio Trail, and parks, golf courses and nature preserves are scattered throughout the area.

Condos, townhomes and contemporary flair in a renter-heavy area

More than 80 percent of Northwest Omaha residents are renters, and apartment complexes dominate the property blend. The median home sale price of $259,000 is lower than the citywide median, making the area a solid choice for first-time buyers. Recent sales ranged from the mid-$100,000s to the lower $200,000s for condos and townhouses, while single-family homes sold from the lower $200,000s to the upper $300,000s. Most houses are raised ranch-style, split-level or tri-level, with attached garages and paved driveways. Many were built between 1960 and 1990, and some have asymmetrical elements that bring contemporary flair to the tree-lined streets. “You’re going to have some of the older homes when you get to 108th and Dodge,” says Nicki Headen, a real estate agent with eXp Realty who’s been selling in the area for about seven years. “As you get farther west, you’ve got new construction.”

Northwest Omaha subdivisions offer access to golf, parks and highways

Northwest Omaha is split into several subdivisions. Here’s a partial list:

  • The Knolls, centered on a public 18-hole golf course
  • Crosskey Villages, close to Hefflinger Park
  • Lee Valley, near I-680
  • Oakbrook, between its namesake park and Blondo Street
  • Horizons, around the confluence of I-680 and West Dodge
None of the areas listed above charge HOA fees, but some places come with extra costs. For instance, Miracle Hills Park Place, a condo subdivision, charges monthly fees for exterior and ground maintenance, security and snow removal.

Highways make commuting easy, but you’ll probably need a car

“Northwest Omaha is the epitome of convenience,” says Omaha native Gillian Hanus, a Realtor with Nebraska Realty. “No matter where you live, you’re just minutes from schools, parks, shopping, golf courses and major employers. Interstate access is a breeze, too, so if you’re heading downtown, it’s about a 20-minute drive or less.” Metro buses serve the area, but they’re not very convenient; the trip downtown can take about an hour by bus.

Neighborhood parks and trails offer hiking, biking and more

Big Papio Trail stretches through the neighborhood, following the path of Big Papillion Creek and finishing up at Hefflinger Park. You’ll find a BMX bike course, a cricket pitch, a basketball court and a dog park at Hefflinger, along with a playground for younger kids. Several smaller parks offer playgrounds and picnic areas, and the Knolls and Miracle Hill golf courses are both open to the public. Omaha Public Power District oversees OPPD Arboretum, an educational area with trails that lead through gardens, forested areas and wildlife habitats.

Shopping and dining on the West Dodge Road corridor

West Dodge Road skims the neighborhood’s southern edge and offers numerous restaurant and retail options. Costco and Hy-Vee cover household essentials, and Pets Discount sells organic food and treats for your furry friends. In the same shopping complex, Lindley Clothing keeps up with men’s fashion trends. Cunningham’s Pub & Grill is the place to go for craft beer and smoked chicken wings, and Acadian Grille and Bar satisfies cravings for Cajun specialties like gumbo, jambalaya and fried catfish.

The neighborhood is zoned for Omaha Public Schools

The Omaha Public Schools district serves the community. Because it’s such a large area, students might be zoned for one of several elementary schools, including:

  • Sunny Slope
  • Sarah H. Joslyn
  • Crestridge Magnet School
Sunny Slope and Joslyn are both in the neighborhood, so you might be close enough to be able to walk your kids to school. Once they move on to Burke High, students can explore their special interests through the school’s college and career academies.

How Northwest Omaha compares to nearby Elkhorn

Folks considering a move to Northwest Omaha often wonder how it compares to Elkhorn, a neighborhood on the city’s northwestern edge. Although Elkhorn is about 25 minutes from downtown, it attracts a lot of homebuyers because Elkhorn Public Schools is the No. 1 district in Nebraska based on Niche data. “Elkhorn’s school district is really popular,” Headen says. “That would probably be the biggest reason that people move that way.” The state’s open enrollment option allows students to apply to schools outside their district boundaries, but because Elkhorn schools are so desirable, it’s practically impossible to land a spot unless you live there. Another factor to consider: Elkhorn’s median home sale price is $510,000, so homes in Northwest Omaha are generally less expensive.
