Built in the late 1980s, Woodlyn Park is a tiny neighborhood, but its stock of just around 200 homes encompasses a wide variety of home styles. You’ll find a mix of ranch-style homes, split-levels, Colonial Revival and New Traditional houses. But it’s not just the variety of design that brings people here. “I’ve lived here for 33 years and I love this neighborhood,” says Gary Willis, Realtor with NP Dodge Real Estate. “You can’t beat all the conveniences around here – and there are a lot of them.” Less than 1 mile from Woodlyn Park, you will find restaurants, grocery stores, swim clubs, gyms, great schools, two parks and three golf courses.

Homes on the market range from about $230,000 to $370,000 depending on their relative condition and level of recent updates. Recent sales of three-bedroom, ranch-style fixer-uppers with about 1,700 square feet have sold for $237,000 to $245,000. Four-bedroom transitionals with Colonial-Revival influences and wood-fenced backyards have recently sold for around $365,000. Willis adds "Most of the homes that come on the market these days are very well updated, which means you can move in quickly."

Fullerton Magnet Center offers pre-K through fourth grade and focuses on communication skills, electronic media and writing skills. Buffett Magnet Middle serves a diverse population of fifth through eighth graders and consistently ranks at the top of district middle schools. Burke High is notable for hosting the annual Nebraska State Track Meet, and for offering a Freshmen Academy that helps students transition to high school. Sophomores select from one of three career academies to help prepare them for future education and career success: Air & Space, Communications & Marketing, and Business & Analytics.

If you’re a golfer, you may enjoy living right next door to Champions Run, a private golf club. Eagle Run and Knolls Golf Course are public courses and both are less than a five-minute drive from home. Nearby Heflinger Park’s 70 acres host Omaha BMX, a dog park, access to Big Papillion Creek and the ending point of Big Papio Trail. If you enjoy soccer, tennis or coaching Little League, you’ll want to visit Tranquility Park. It has nearly 375 acres including eight lighted baseball fields, 25 tennis courts and plenty of green space.

Craft beer fans will enjoy Monolithic Brewing. They offer small-batch craft beers, seasonal favorites and outdoor seating with views of an adjacent lake. After a challenging round of golf, enjoy a relaxing evening of sushi and sake at Hiro 88 West Maple. Upscale and attractive, this is the place you take someone you want to impress, even if that person is yourself.

There are plenty of shopping options all around Woodlyn Park. Fabulous Fashions Boutique offers a wide array of casual and fancy women’s clothes as well as funky accessories. Mauve Clothing offers trendy fashions at realistic prices. For home décor and bed linens, Target is minutes away on 132nd Street. Walmart Neighborhood Market has school supplies, groceries and plenty of weekly specials.

There’s a lot to love about living in Woodlyn Park, but having easy and fast access to just about anything you need, might be the best reason of all. After all, less time on the road means more time enjoying your new home and its abundant updates.
