The birthplace of Richmond
The city of Richmond earned its name from the view in Libby Hill Park, one of the city’s most historic parks. Just a few blocks north of Libby Hill Park, Church Hill North continues to redefine itself. “It’s very inviting,” says TJ Mahone, realtor with United Real Estate and former Church Hill North resident. “There are a lot of people walking their animals or running. There are level sidewalks. There are streetlights so you can walk at night and see what’s going on around you. It’s cleaned up an awful lot.” Local businesses have gained traction, earning the whole Church Hill area recognition as one of the country’s hottest food neighborhoods, and nearby parks and shopping destinations continue to draw people to the neighborhood.
How the city got its name
Richmond’s park system is one of its most beloved characteristics, and Church Hill North is within walking distance to parks that provide great city views. Jefferson Park offers some of the best views in the city but also includes a baseball field, a playground, and picnic areas. At the intersection of 28th Street and Franklin Streets, Libby Hill Park offers incredible sunset views of the city skyline. Because of its supposed similarity to the view of Richmond on the Thames in England, the view from Libby Hill Park is said to be where the city of Richmond earned its name.
The Market at 25th and Inner City Blues
Church Hill North is not far from the popular shops and restaurants along Broad Street or Main Street, but there are a few gems within the neighborhood itself. Just beyond the neighborhood's northwest corner, the Market at 25th is a full-service grocery store offering hot food and groceries. On Nine Mile Road, Inner City Blues serves Carolina-style barbecue and other traditional Southern dishes.
Movies in the park and the Church Hill Gospel Fest
While Richmond is home to increasingly popular events like the Richmond Folk Festival and Dominion Riverrock, summer brings some smaller events closer to Church Hill North. Once the weather warms up, residents can enjoy regular movies in the park at Jefferson Park. In the fall, the Church Hill Gospel Fest attracts musicians of faith from all over the country for a food and music festival.
Newly renovated, historic homes
“There are a lot of historical buildings and houses in the area,” Mahone says. “So, if you like older homes, that will definitely be where you want to go.” The streets of Church Hill North are filled with remodeled single-family homes and row houses featuring Italianate structures with decorative cornices and elegant porch designs. Many of the row houses have been converted to Craftsman-style dwellings. Traditional split-levels, small frame houses and cozy ranchers, all offering larger front yards, add to the neighborhood’s architectural diversity. Slightly above the state’s median sale price, the median sales price for homes in Church Hill North was $386,745 as of early 2024, up 10% from the previous year. Prices can range from $200,000 for a two-bedroom, ranch-style home in need of renovation to $550,000 for a newly constructed Colonial-style home with four bedrooms. “These are very high-end homes,” Mahone says. “And they’re worth every penny.”
Pulse of Richmond
The Greater Richmond Transit Company serves multiple stops in and around Church Hill North. The bus system connects Church Hill North residents to its many routes serving the city and surrounding counties. Most of the neighborhood’s bus stops are located along 25th Street, but 28th and 31st Streets also hold a handful of stops in the neighborhood.
Richmond City Schools
Students of Church Hill North can attend pre-kindergarten through 5th grade at the newly constructed Henry L. Marsh, III Elementary School, which earns a B on Niche. Martin Luther King, Jr. Middle School was recently renovated and earns a D-plus serving grades 6-8. High Schoolers can attend Armstrong High School, which earns a C-minus.
Crime in Church Hill
Though crime rates have fallen throughout Richmond, especially in the Church Hill area, the neighborhood’s CAP index score is still a six, above the national score of four. Larceny rates hover around the national average, but homicide and robbery scores remain high in the neighborhood.
