For residents of Cofer, days under the sun are spent down the road at Forest Hill Park, an expansive 105-acre park where locals enjoy picnics and take dogs for walks along its wooded paths. "There's always kids running around and people cooking out on the pavilion grills," says Caleb Rivera, a resident of Richmond's southside who frequents park programming. "They also do the South of the James Market there every weekend which has a good turn out." When summer temperatures rise, locals flock to Belle Isle of the James River and take a dip to cool off or lay out on rocks to catch some rays. "You can't live in Richmond without spending a day on the river," explains Rivera. "It's a hit in summer, but I find it to be the most beautiful in winter, especially if we're lucky enough to get some snow."

Affordable Cape Cod and ranch styles
A drive along Cofer’s residential streets reveals mis-20th-century ranch-style homes with large front windows and Cape Cops with gabled dormers dominating the neighborhood. Many come with one-car driveways and modestly sized gated front yards, with simple landscaping to pair. Mature oak trees spread throughout provide privacy, specifically in backyards. “A lot of what’s in this area are quality homes that haven’t yet been updated, so it’s an area full of opportunity,” says Cindy Bennett, associate broker with Maison Real Estate Boutique with 21 years of selling experience in the Richmond area. Those looking to invest or plant their roots in a recently renovated house in Cofer can expect a range in price from $150,000 to $225,000. “You can get a four-bedroom, two-bath brick Cape Cod that’s solidly built and has a decent yard for a reasonable price, which is not something we’re seeing a lot of closer to downtown these days,” explains Bennett.
Public transportation is easily accessible in the Cofer neighborhood.
Commuting from Cofer
Those commuting downtown Richmond for work or class at Virginia Commonwealth University don’t have to go far, as the area is a short 4-mile drive via Hopkins Road. Meanwhile, travelers heading out of the area can catch their flight at Richmond International Airport, which sits 13.5 miles away along US-1 and VA-895 East. Meanwhile, Chippenham Hospital sits closer to home, and is a 5-mile drive west on German School Road. However, Central Virginia VA Health Care System, a mixture of different medical offices sits directly east, and employs many nearby residents. Those dependent on public transport take advantage of free Pulse bus stops along Hull Street Road, which carries passengers to every part of the city.
Seafood boils and tacos to go
When hunger strikes, many head to Taco Bar on Broad Rock Boulevard or the popular Crafty Crab off Hull Street Road. The local spot is known for its seafood boil with options such as snow crab, shrimp, mussels and clams, all served with buttered corn and potatoes. Quick snacks and drinks, however, can be picked up at Hopkins Store, just a stroll away. Sitting northwest is Southside Plaza, home to a Super Fresh grocery store alongside retailers like Roses, Citi Trends, DTLR and Beauty Empire.

When August rolls around, young students head to Cardinal Elementary School, which has yet to receive a rating on Niche. Meanwhile, older students attend Thomas C. The high school provides the Bulldog Enrichment Academy, offering students daily after-school tutoring and family engagement nights with two-hour sessions covering various topics.
Live music at Forest Hill Park
A staple of the area is Forest Hill Park’s “Music in the Park,” a free concert series that runs from September through October. Alongside gathering to hear music from local musicians, those in attendance also enjoy food from on-site food trucks and nearby views of the James river. The park also hosts the South of the James Market, which many frequent according to Rivera. The year-round farmers market offers visitors local goods and produce every Sunday Morning.

Due to its prime investment opportunities, houses don’t sit on the market long. “The market is not as competitive there as some of the areas around, but houses are still selling within two weeks,” says Bennet. This means homebuyers interested in moving into the Cofer neighborhood should keep an eye on the market and act fast when interested.
