Monroe Ward sits between Downtown Richmond and Virginia Commonwealth University, making it a popular neighborhood for college students and young professionals who want to be close to work, school and entertainment. This lively area is filled with restaurants and nightlife, and it’s also part of Richmond ’s Arts District, a stretch of Broad Street lined with galleries and theaters. You can find plenty of rental options here, as well as condos and townhouses for sale. Most things you need are a short walk away, and the neighborhood is on the Pulse bus rapid transit line, making it easy to get to other parts of the city without a car.

Mostly apartments with some condos in restored historic buildings

Most housing in Monroe Ward is in mid- and high-rise apartment complexes, and most residents rent. If you’re looking to buy, you can find new construction townhouses and condos in preserved historic buildings. “This area has a lot of history,” says Jacquelyn Waters, a Realtor with Real Broker. “Many buildings have unique architecture and features like antique doorknobs and original stained-glass windows.” Detached single-family homes are rare.

How much it costs to buy in Monroe Ward

The median home sale price is in the lower $300,000s, below Richmond’s overall median and that of The Fan, and slightly above the median in Jackson Ward and Shockoe Bottom. “It’s a cool little pocket,” says Ernie Chamberlain, a real estate agent with George: A Real Estate Group who’s sold homes in the city for over 10 years. “There’s rarely anything for sale unless you’re looking for a condo.” Condos can range from the mid-$100,000s to the lower $300,000s, plus monthly HOA fees between $280 and $730 that cover things like structural maintenance and water. Townhouses generally run between the lower and upper $700,000s, plus monthly HOA fees of $200 that cover grounds maintenance.

A blend of students, professionals and artists with lively events

Living in Monroe Ward puts you within walking distance of some of the city’s most popular events, attracting residents who want to be in the center of the action. Throughout the year, you can go to:

  • The Richmond Folk Festival, a weekend of live music on Brown’s Island
  • Dominion Energy Riverrock, a three-day outdoor sports festival at the riverfront
  • First Fridays, a monthly art walk when galleries and stores here hold special events

Car-free transit options and parking headaches

Walkability is a big reason why people move to Monroe Ward. You can walk to VCU in around 15 minutes and to downtown in around 20 minutes. You can also bike around on Franklin Street’s protected bike lanes or take the Greater Richmond Transit Company bus. The GRTC’s Pulse bus rapid transit line stops along Broad Street, making it easy (and free) to get to Willow Lawn for grocery and retail shopping. You don’t need a car to live here, but if you have one, parking might be a headache. Some apartments and condos don’t include off-street parking, and on-street parking is metered.

Restaurants, nightlife and parks are all within a short walk

Monroe Ward is a bustling area filled with restaurants, nightlife and lots to do, which makes it a noisy and exciting place to live, especially on weekends. Some of the popular hangouts include:

  • Perly’s, a Jewish restaurant that has been featured in Southern Living and Food Network’s “Diners, Drive-ins and Dives”
  • The Jefferson Hotel, a historic hotel that’s home to Lemaire, a fine dining restaurant

You’re also within walking distance of more restaurants and bars in The Fan, Jackson Ward and downtown, and you can also walk to green spaces like Monroe Park and Belle Isle on the James River.
