Though Richmond ’s Stony Point neighborhood has an outdoor shopping mall at its center, it’s a surprisingly quiet corner of the city, surrounded by trees and close to the James River. The community is anchored by the Stony Point Fashion Park, which offers national retailers, locally owned businesses and regular community events. Modern apartments, new construction townhouses and 1960s homes with big yards surround the mall, attracting a broad range of residents. Easy access to Chippenham Parkway connects the area to other parts of Richmond’s South Side.

Homes in Stony Point were built from the 1960s to the 2020s, and you can find a variety of styles to fit your needs. Along the neighborhood’s edges are established subdivisions with 1960s ranch-style, split-level and colonial-style homes on wooded lots. Some homes along Cherokee Road have views of the James River. Closer to Stony Point Fashion Park, you’ll find new townhouses and apartment complexes. There is also a pocket of new construction homes off Huguenot Road, and there are condos near Larus Park. These newer houses have New Traditional architecture with colonial and Craftsman influences.

The median home sale price in Stony Point is in the upper $500,000s, above Richmond’s overall median and that of the neighboring communities of Southampton, Huguenot and Bon Air. Single-family homes generally cost between the upper $400,000s and the lower $800,000s, and condos and townhouses range from the upper $300,000s to the lower $600,000s. Townhouses, condos and houses in the James River Commons subdivision all have monthly HOA fees. Depending on the community, these can range from around $200 to $650, covering things like snow removal, trash and common area maintenance.

Shopping, dining, and entertainment at Stony Point Fashion Park

Stony Point Fashion Park is within walking distance for some residents, but others will have to drive to get there. “It’s a good community of small business owners trying to stay afloat,” says Alyssa Black, a former employee of Crossroads Records in the mall. The mall offers a mix of entertainment, national retailers and locally owned businesses, including:

  • CMX CinéBistro Stony Point, a movie theater with recliners and in-theater dining
  • Stumpy’s Hatchet House, an indoor hatchet-throwing venue with games and a bar
  • Sisters’ Boutique, a locally owned women’s clothing shop
  • Latitude Seafood Co., which serves fresh oysters and other seafood favorites
  • Nino’s Italian Delight Pizza Express, which sells slices, whole pies and gelato
For groceries, the Stony Point Shopping Center nearby has Trader Joe’s and Good Foods Grocery, as well as retail shopping and restaurants.

How the mall adds energy to an otherwise peaceful suburb

Stony Point has a suburban vibe and secluded feel. Although this area feels out of the way, Stony Point Fashion Park brings in shoppers and hosts regular community events. People come to the mall for gatherings like:

  • Cars & Coffee, an informal biweekly car show
  • The Summer Sounds concert series, which has free live music every other week from July through September
  • Stony Point on Ice, an outdoor ice rink open in December and January
The mall is also a place where people go to hang out or take a stroll. “They've made it very dog-friendly, and they’ve made it so you can go into a restaurant and buy a glass of wine or a beer and walk around the mall with it,” says Scott Garnett, an associate broker and Realtor with Samson Properties who’s sold homes in the area since 1990. While the mall is a hub of activity, the residential areas surrounding it remain pretty quiet, making them attractive to a variety of homebuyers.

Which schools serve kids in the neighborhood

Richmond Public Schools serve the area, and school enrollment is based on where you live. Kids can start at the highly rated J.B. Fisher Elementary School and then go to Lucille M. Brown Middle School in the Jahnke neighborhood. Older kids can go to Huguenot High School or apply to regional governor’s schools or specialty schools like the highly rated Open High School in Oregon Hill. There are also several highly rated private schools nearby, including Sabot School and Trinity Episcopal School.

Typical commute times and routes

Commuters rely heavily on Chippenham Parkway to get to other spots in the city. It connects to the Powhite Parkway, which leads north of the river, and to main South Side arteries like Midlothian Turnpike and U.S. Route 360 before ending at Interstate 95 south of the city. You can drive to Downtown Richmond and Virginia Commonwealth University’s Monroe Park campus in The Fan in around 15 minutes, and Capital One’s West Creek Campus is a 20-minute drive. Traffic can cause commutes to take a little longer during rush hour.
