Centerwood is a planned residential community tucked into eastern San Jose’s desirable Evergreen Valley district, which draws families from all over for its location, relatively affordable housing costs and outstanding school district. “My favorite part of this area is that several generations could easily live here – it’s a community that really embraces all kinds of people, and my clients are coming from literally all over the world,” says Kimberly Leal, a local Realtor with Keller Williams Realty Silicon Valley who has more than 20 years of experience selling homes in the Bay Area. In this neighborhood, single-family homes sit along quiet, tree-lined streets and cul-de-sacs that offer by clear views of the nearby Eastern Foothills. Another draw for residents is the fact that Centerwood has an overall CAP Index crime score of 2 out of 10, which is lower than the national average score of 4.

Spanish-style homes line quiet streets

Housing in Centerwood is made up of Spanish-style single-family homes that date back to the end of the 1970s and feature a mix of red-tile roofs, beige stucco exteriors and decorative half-timbering. Property layouts include ranch-style residences, two-story builds and split-levels. All the homes in this neighborhood reflect similar appearances, but no two are exactly the same. Most properties in Centerwood also have small, personalized front yards, paved driveways and attached garages, but many residents still prefer street parking. “A lot of people just use their garages for extra living space and don’t actually park their cars in them,” Leal notes. Roads are wide, well-maintained and lined with a network of sidewalks that weave throughout the community. There’s an eclectic variety of trees that line the neighborhood streets; residents taking a walk around the block might see cypress trees, valley oaks, conifers and palm trees all within a few feet of each other. Homes here range from around $1.3 million to $2.1 million.

Students zoned for Evergreen School District

Students in kindergarten through sixth grade are zoned for Norwood Creek Elementary, which receives an A-minus rating from Niche and is within walking distance for most Centerwood residents. Grades seven and eight can then head to Quimby Oak Middle, also rated A-minus, before wrapping up their education at the A-rated Evergreen Valley High School. Directly across the street from the neighborhood is the East Valley Christian School, a private institution serving primary and intermediate-level students.

Two miles to Lake Cunningham

A few blocks south of Centerwood is Boggini Park, a small outdoor recreation area with a playground, shaded seating areas and a reservable baseball field. Less than two miles north of the neighborhood is Lake Cunningham, which is bordered on one side by the 200-acre Lake Cunningham Regional Park and bordered on the other side by Raging Waters San Jose, a popular aquatic theme park with wave pools and water slides. To the east are a series of hiking trails that run through the nearby mountains. “You’ll find a lot of hiking trails because you're right near the Eastern Foothills and can get into the hills easily,” Leal says.

Retail and restaurants at Eastridge Center

The southwestern corner of Centerwood is cradled by the Quimby Road and White Road intersection, which is bordered with two strip malls and a Walgreens pharmacy. Between the two strip malls, residents can find several eateries and shop for groceries at one of three food stores: Taste of South Asia, Manila Oriental Market and New India Bazar. For Chinese food, East Lake is a popular diner that serves dishes like dim sum and Peking duck. For additional shopping and dining options, the sprawling Eastridge Center shopping mall is only a 1.5-mile drive from the neighborhood; and right next door to Eastridge is Fresco Supermarket and Costco.

Route 101 leads to downtown San Jose

The closest entrance to Route 101, the nearest major highway to Centerwood, is approximately 3 miles from the neighborhood along Tully Road. The 101 leads approximately 9 miles to downtown San Jose, where it also connects with Interstate 280. The Reid-Hillview County Airport sits less than a mile from the neighborhood and is one of many Santa Clara County airports that serves general aviation. For direct flights to cities across North America, residents can travel approximately 12 miles up to the San Jose Mineta International Airport. Bus services in this area are operated by the Valley Transportation Authority, or simply the VTA.
