Like its Ivy League namesake, Dartmouth is known for its history and educational opportunities. Situated 9 miles from downtown San Jose, this suburb near the Almaden Valley was built on the grounds of the Old Almaden Winery, which was founded in 1852. “This area of San Jose is a great place to raise a family,” says Becky Trovato, a Realtor with Intero Real Estate Services who’s sold homes in the area for seven years and lived here for over 50 years. “The neighborhood is well kept, people are friendly and there are great schools in this area.” Dartmouth has an overall CAP Index Crime Score of 3 out of 10, compared to the national average of 4. There are also many Christian churches just north of the neighborhood, including St. Timothy’s Lutheran Church and Assyrian Evangelical Church.

Character-rich ranch-style homes
Just like the neighborhood itself, streets north of Blossom Hill Road are named after Ivy League schools, including Princeton Drive and Yale Drive. Yards are large enough for mature trees, landscaped gardens and paved driveways. Most homes here are 1960s ranch-style with Craftsman and Tudor elements, including front-gabled roofs and decorative timbering. South of Blossom Hill Road, two-story 1990s New Traditional homes with Mediterranean elements are more common.
“This housing market is hot right now, meaning houses don’t stay on the market for long,” Trovato says. In April 2024, the median home price here was $1.5 million, 5% less than San Jose’s median. A three-bedroom ranch-style home can start at $1.2 million, while a four-bedroom New Traditional home can cost $2.3 million.

Bear Witness at Branham High
Local kids can start at Guadalupe Elementary, and then attend Dartmouth Middle; both earn an A from Niche. At the A-rated Branham High, students studying journalism can work on the Bear Witness student newspaper, a monthly publication that has won National Scholastic Press Association Pacemaker awards as recently as 2021. Nearby private options include the A-plus-rated Stratford School for kids in kindergarten through Grade 5 and the A-minus-rated Venture Christian Academy for kids in pre-kindergarten through Grade 8.

Stroll through history at Almaden Winery Park
The 3-acre Almaden Winery Park is the neighborhood’s only park, and it celebrates the Old Almaden Winery’s history. An original building, a small vineyard and a rose garden mark the site, as well as a playground and picnic area. Connected to the park is the Almaden Winery Community Center, which holds regular programs for the Assyrian American Association of San Jose and Work2future, a workforce development program. At the nearby 60-acre Almaden Lake Park, residents can stroll around the 32-acre lake or pedal-boat in the summer. Starting at Singletree Way, residents can bike or jog the 2-mile Guadalupe Creek Trail to the Almaden Expressway.

Locals can start their day at the family-owned Blvd Coffee, serving organic coffee and espresso with pastries and crepes. The Cup and Saucer has served diner classics like eggs benedict, club sandwiches and meatloaf since 1990. At the nearby Almaden Plaza, residents can find more dining options as well as retailers like Barnes & Noble and Ross Dress for Less. VTA bus and light rail along Blossom Hill Road
Blossom Hill Road passes through the center of Dartmouth. State Route 85 is to the north, and the Almaden Expressway is east. The Valley Transportation Authority (VTA) bus makes several stops along Blossom Hill Road, and residents can board the VTA light rail at the Blossom Hill Station 5 miles east. While there are few dedicated bike lanes in Dartmouth, residents can take the Guadalupe Creek Trail east to more bike-friendly areas. Plenty of sidewalks make the area pedestrian-friendly. The Good Samaritan Hospital is 4 miles northwest, and San José Mineta International Airport is a 12-mile trip.
The VTA light rail on Blossom Hill is a great place to take you around San Jose.

Illuminate Almaden Lake at the Water Lantern Festival
Glowing lanterns fill Almaden Lake during the annual Water Lantern Festival each summer. Residents can decorate a floating lantern in remembrance of a loved one or to set a new intention for the future. As they watch their lantern drift on the water, they can listen to live music, browse vendors and grab a bite to eat from a food truck.

Effects from wildfires in the Santa Cruz Mountains
Dartmouth is near areas in the Wildland-Urban Interface, an area of increased fire risk. Though property damage from wildfires is unlikely, residents may experience reduced air quality from nearby fires in the Santa Cruz Mountains to the south. The last major wildfire season was in 2020 when almost 400,000 acres burned in the Diablo Range over 46 days.
