Urban living and easy access to light rail in Tamien
Less than two miles south of Downtown San Jose, Tamien is a small residential neighborhood hidden in the city's urban sprawl. While prospective homebuyers could easily miss the neighborhood, its colorful Hispanic markets and the Tamien light rail station make it a convenient and lively place to live. Named for the Tamien people of the indigenous Ohlone nation, folks today typically associate the name with the neighborhood's light rail station. In recent years, as Google has formed plans for a transit-oriented development with apartments, condos, retail stores and offices close to downtown, other developers have followed suit, building new residential towers atop Tamien Station's underutilized parking lots. Just south of the neighborhood is a commercial-industrial area with a large Amazon fulfillment center. While more high-density development is flourishing in Tamien, the neighborhood remains rooted in culture, history and community.

Mexican seafood at El Camaron De Sinaloa
Calle Willow Business District on Willow Street is full of locally-owned shops and restaurants, many of which have Spanish-only menus and signage. Local markets like Arteaga's Food Center supply Tamien with groceries, while restaurants like El Camaron De Sinaloa serve authentic Mexican cuisine. At La Original Paleteria y Neveria, residents can score Mexican-style desserts and other unique creations to satisfy their sweet cravings. Community conveniences in Tamien include the centrally-located San Jose DMV. Sacred Heart Community Service is headquartered here; its programs include food and clothing donations in addition to housing and financial assistance. Commute using CalTrain and VTA light rail
From the Tamien Station, residents can take the CalTrain and Valley Transportation Authority trains to get around the Bay Area and California coast. For shorter trips off the rail line, commuters can take VTA buses to visit downtown or other parts of San Jose. The train line parallels Route 87—also known as Guadalupe Parkway—allowing drivers to reach downtown and Interstate 280 from home easily. Tamien is about 5 miles from San Jose Mineta International Airport and 3 miles from Santa Clara Valley Medical Center. With all the comings and goings, Tamien can get noisy. “There are also several new proposed transportation improvements in the neighborhood, including high-speed rail and a BART expansion,” says Michelle Elliott, Coldwell Banker Realtor and longtime San Jose resident. Additionally, the neighborhood’s bike lanes, bike path and sidewalks make it cyclist- and pedestrian-friendly.

Single-family homes and rentals near downtown
Wide streets are lined with compact, fenced-in yards, sidewalks and a variety of trees and shrubbery. Tamien's Craftsman bungalows, minimal traditional ranch-style homes and contemporary condos were built throughout the 20th century. Some homes sport new traditional designs inspired by French and Mediterranean styles. Single-family homes cost between $693,000 and $1.2 million. Homes at or over $1 million tend to be in the western half of the neighborhood near Tamien Park and the light rail station. Condos range from $375,000 to $755,000, depending upon the number of bedrooms: one-bedrooms tend to cost less than $575,000. Multifamily homes are priced between $907,000 and $1.29 million. With a plethora of apartments and rentals, about two-thirds of the neighborhood's residents are renters.
Tamien is overall less expensive than other San Jose neighborhoods. However, given the projected transportation expansions and Google’s interest in further developing the area, “Everyone’s always concerned about leaving if housing prices increase,” Elliot says. “[They’re concerned that] they couldn’t rebuy their home based on today’s prices, but excited that home values are increasing. If you have a home here, you have stabilized housing. What’s always a concern is rental prices. But rent control is on the ballot; we’ll see if that comes to fruition.”

Fresh air and exercise at the newly renovated Tamien Park
Tamien Park is a large outdoor area with a basketball court, soccer field and open green space for neighborhood dogwalkers and picnickers. At the recently updated park, a red track invites folks to run or jog around the park's perimeter, passing sets of picnic tables and exercise machines shaded by red, yellow and green tarps. AP Capstone program at Willow Glen High challenges students
Students may attend Ernesto Galarza Elementary School, rated C on Niche. From there, students can advance to Willow Glen Middle School and Willow Glen High School. Located on the same campus outside the neighborhood, the two secondary schools score a B and B-plus rating, respectively. At the high school, students can pursue an advanced degree through the AP Capstone program designed to help candidates master critical thinking, research and time management skills. Alternatively, Rocketship Alma Academy is a K-5 charter school rated A-minus at the center of the neighborhood. Nearby, Sacred Heart Nativity School is a private middle school not rated on Niche and Downtown College Prep is a charter high school rated C-plus.
