Also known as Little Saigon, Kennedy is a well-connected central San Jose neighborhood offering vibrant shopping hubs, easy access to major freeways and proximity to popular green spaces. Housing options range from early-1900s single-family homes to contemporary multi-story buildings. The community's identity is built around Vietnam Town and Grand Century Shopping Mall, the area's bustling commercial centers filled with locally owned businesses. Commuters are a quick drive from Downtown San Jose and Silicon Valley job centers, and students live close to many school options. Kelley Park anchors the neighborhood's outdoor and recreational life, with over 170 acres of green space and attractions.
How home styles, HOAs and prices shape local housing
Residential streets offer a variety of single-family homes spanning from the early 1900s to the mid-2010s. Infill construction from the 2020s also appears here and there. Most houses have traditional Spanish Revival or ranch-style architecture, but newer builds are usually more contemporary with two to three stories and three to four bedrooms. The neighborhood also has clusters of townhouse and condo communities from the 1970s through the early 2000s. Most are managed by homeowners associations and have near-identical architecture across units.
While Kennedy generally has more renters than homeowners, the neighborhood is considered one of San Jose's more accessible communities for first-time homeownership. Home prices here usually range from the upper $900,000s to about $1.2 million. However, many condos and townhouses have sold in the $500,000 to $800,000 range and are subject to monthly HOA fees.

Kennedy is known throughout the Bay Area for its commercial areas, Vietnam Town and Grand Century Shopping Mall. "It's a very popular shopping area," says Michelle Rico, Realtor with Epique Realty. "I'm in Santa Cruz, which is about 30 minutes from there, but we all still go to that mall." The malls offer a variety of small businesses, from jewelry and cosmetics shops to grocery stores and locally owned restaurants. Most eateries specialize in authentic Vietnamese dishes and sweets, like pho, banh mi, bun bo Hue and che thap cam. Around the malls, you'll also find a couple of national retailers, like Walmart and Dollar Tree. If people want even more options, downtown San Jose is just a 3-mile drive away.

What to expect for commuting, public transit and street parking
The community is very commuter-friendly. Drivers have quick access to Interstates 280/680 and Highway 101, which connect to tech hubs in downtown and across the Silicon Valley. "Mostly everyone drives, and there are incentives for people to drive electric vehicles, such as access to HOV lanes on highways," says Michelle Elliott, Realtor with Coldwell Banker Realty. Public transit options include VTA bus stops along Story Road and McLaughlin Avenue and a nearby Caltrain station in Tamien.
When it comes to parking, most homes have a driveway large enough for one or two cars, but you'll also see many cars parked on the street. Street parking is free and unlimited along many roads, but still keep an eye out for signs restricting parking on certain days and times.
Kennedy connects easily to Highway 101 and Interstate 680.

Explore public school zoning and nearby charter and college choices
Students are zoned for the Franklin-McKinley Elementary and East Side Union High school districts. Open enrollment and transfer policies offer some flexibility in school choice, but many kids attend their neighborhood schools, such as R. F. Kennedy Elementary. A few charter options, like Bridges Academy, are within walking distance. University students also have choices close by. "San Jose State University has its main campus in the downtown area," Elliott says. "It's part of the state system, so it offers a lower cost of tuition."
Kelley Park offers recreation and cultural attractions
Kelley Park is a major draw of the community. This popular 170-acre recreation hub has amenities like a disc golf course, an open-air amphitheater and a community center. It's also home to several attractions, including:

The Japanese Friendship Garden, known for its scenic koi ponds, towering trees and iconic red bridge

Lion dances, food stalls and fireworks mark Tet each year
Every year, the community hosts Tet, or the Vietnamese Lunar New Year festival. Crowds form in the Lion Plaza to watch traditional lion dancing, beauty pageants and a big parade. Live music plays as people browse Vietnamese food stalls and art displays. At night, the air is filled with sights and sounds of colorful firecrackers.
