Yerba Buena is a primarily residential San Jose neighborhood with a mix of single-family housing and apartment communities from the 1960s through the 1990s. The area has a strong rental presence but attracts buyers looking for a practical option near Downtown San Jose. The area is served by local school districts, with Yerba Buena High School within walking and biking distance of most homes. Access to major highways makes commuting manageable, and bus routes and trails offer some car-free alternatives. Kelley Park is a major local highlight, along with nearby shopping and dining hubs.
Gated condos and townhouses with resort-style amenities
Yerba Buena is often considered a hub where housing costs less than in other areas close to downtown San Jose. Condos and townhouses make up most of the housing, with a smaller number of single-family homes mixed in. Many condos and townhouses sit within gated communities that include swimming pools, tennis courts and walking paths. The median year built falls in the late 1970s, and lots of homes have been updated over the years. Prices mostly range from the upper $300,000s to the upper $700,000s. One-bedroom condos have a median price of about $415,000, while two-bedroom condos come in around $590,000. The neighborhood also has several apartment complexes, like Avana San Jose and Valley West. Single-family homes rarely come on the market.

Students have walkable access to the local high school
The Franklin-McKinley and East Side Union High school districts serve the neighborhood. Many students can walk or bike to Yerba Buena High School, a public school known for its engineering, law and construction magnet pathways, as well as its college and career academy. Getting around via Highway 101, VTA buses or trails
Yerba Buena is a car-dependent neighborhood, although VTA bus stops and the Coyote Creek Trail make getting around by bike or bus an option. Drivers have easy access to Highway 101, which broker associate Ruth Mistry with Compass says is "the main artery" taking residents straight up through San Jose and into the rest of Silicon Valley. The highway also connects to Interstates 680 and 280, two other major commuter corridors. Closer to home, people are about 3 miles from downtown San Jose job centers.
Explore Kelley Park, outdoor attractions and community spaces
Yerba Buena's biggest draw is Kelley Park, a 172-acre regional park right next to the neighborhood. It's home to many attractions, like Happy Hollow Park & Zoo. "Happy Hollow is very much geared toward little kids, so you'll see a lot of families there because the kids really love the zoo," Mistry says. "Next door to the zoo is the Japanese Friendship Garden, which is full of koi ponds and is very quiet. It's where people often go to enjoy some outdoor peace and relaxation." Popular shopping centers are within a few miles of the neighborhood
The closest restaurants and shops are along Tully Road. Hawaiian Drive Inn is a favorite for a laid-back lunch or dinner, while Hugo's Tacos Food Truck is open late for a late-night meal. Dozens more restaurants are on the other side of Highway 101, and Eastridge Center shopping mall is 2 miles down Tully Road. The neighborhood is also about 2 miles from Vietnam Town and Grand Century Shopping Mall. Both are popular for their locally owned shops and authentic Vietnamese fare. "There are so many restaurants in there, and the young people really keep it busy," says Realtor Michelle Rico with Epique Realty.
