Meadows has quick access to highways, schools, parks and shops
Nestled against Highway 101, Meadows is a primarily residential San Jose neighborhood offering established single-family homes from the mid- to late 1900s. Its location near the highway and Interstates 280 and 680 makes it a convenient area for commuting around San Jose and Silicon Valley, while local bus routes and nearby shopping centers add to the area's everyday accessibility. Many kids are within walking distance of their assigned schools, and nearby community parks keep people active outdoors. Although traffic along the surrounding highways and major roads can be noticeable, the area remains popular for its accessibility and everyday convenience.
Mid-19th-century homes and HOA communities attract homebuyers
Most of the neighborhood consists of single-family homes built from the 1960s through the 1990s. Many are ranch-style houses with Mediterranean or Craftsman-style design elements, but two-story New Traditional homes are also around. Just west of McLaughlin Avenue, there are several connected townhouses and condos from the 1980s and 1990s. Homeowners associations usually manage these communities.
The area offers a relatively lower cost of entry than many Downtown San Jose neighborhoods, like Naglee Park and Brookwood Terrace. Single-family homes tend to range from the mid-$800,000s to about $1.1 million, while townhouses and condos cost anywhere between the low $500,000s and mid-$600,000s, plus monthly HOA fees. Prices like these, paired with the neighborhood's location, attract many first-time homeowners to the area.
Wide driveways are the norm for most homes.
Single-story homes come in many architectural styles, but ranch-style designs are the most common.

Commuters benefit from nearby freeways and VTA bus routes
"Getting around is a breeze," says Hadeel Wafa, Transportation Assistant and Engineer at Rajappan & Meyer Consulting Engineers based in San Jose. "There's great accessibility whether locals are driving, biking, or using the VTA buses." Highway 101 borders the neighborhood and interchanges with I-280 and I-680 less than 1 mile north, connecting commuters to major job centers throughout San Jose and Silicon Valley. Drivers are also about 4 miles, or a 15-minute drive, from downtown San Jose. Public transit is an option, too. VTA bus stops line McLaughlin Avenue and Tully Road, and larger bus stations like the Eastridge Transit Center are nearby. People also walk or bike to nearby amenities, like neighborhood parks and local businesses.

Neighborhood schools include a K-6 campus and a nearby high school
The Franklin-McKinley Elementary and East Side Union High school districts serve Meadows, although local school choice policies offer families some flexibility around zoning. The community's primary school is Jeanne R. Meadows Elementary, a kindergarten through sixth-grade school in the heart of the neighborhood. It's within walking or biking distance of most homes and offers a dual language immersion program in English and Spanish. High schoolers are one neighborhood over from Yerba Buena High School, and several charter school options are just outside the community.

Outdoor spots include parks, pools and local attractions
At Turtle Rock Park, kids jump, climb and play together on the playground and jungle gym while people picnic and barbecue. From June to August, people head north to the Fair Swim Center, which has a toddler pool and a lap pool. The much larger Kelley Park, 2 miles away, offers all sorts of amenities, from a disc golf course to an outdoor amphitheater. It's also home to many attractions, including:
Happy Hollow Park & Zoo, known for its animal exhibits and kiddie rides
History Park, home to many important city landmarks and museums, like the Portuguese Historical Museum
The Japanese Friendship Garden, known for its scenic koi ponds, willow trees and iconic red bridge
Turtle Rock Park is the neighborhood's main recreational space.

Explore vibrant shops and eateries in nearby Vietnam Town.
Nearby shopping hubs include Little Saigon and Eastridge
Meadows is a quick drive from the Little Saigon district in neighboring Kennedy. The district is home to Vietnam Town and Grand Century Shopping Mall, two major hubs for local shopping and dining. "Both spots are consistently busy," says Realtor Michelle Rico with Epique Realty. "They haven't died out like some of the other malls." The centers specialize in Vietnamese dining, offering dozens of popular restaurants and dessert shops like Pho Ha Noi San Jose and Nuoc Mia Dong 2. The neighborhood is also near Eastridge Center, one of San Jose's largest malls. It has many major retailers, like H&M and JCPenney, as well as an AMC movie theater, a bowling rink and an arcade.
Living near highways means noise and busy rush hours
Living near major highways typically means dealing with excess noise and road congestion. Rush-hour traffic on Highway 101 and the interstates is often heavy, and even smaller roads like McLaughlin Avenue and Tully Road get congested. A sound barrier wall along the highway helps to dampen some of the road noise, but people living in Meadows usually accept that daily noise and congestion are the cost of convenient commutes.
