Lower Westside offers peaceful living close to Long Beach's energy
Located directly west of the Los Angeles River, the Lower Westside neighborhood of Long Beach is an entirely residential area where single-story homes line the densely packed streets. This tiny neighborhood is on the quieter west side of Long Beach, away from the colorful commercial districts and the multi-use pathway along the beach. The prices tend to be lower here, the beach is just a few minutes away and the area falls within Long Beach’s highly rated public school district. Long Beach has a lot of artists, a lot of remote workers, and a lot of character, says Beatrix Whipple, CEO and Realtor with the Whipple Group serving Long Beach and Los Angeles. “It has a city feel but it feels like a congregation of a lot of different neighborhoods,” Whipple says. “Every part of town has a different feel to it.”
Home prices tend to be lower than in other parts of Long Beach
Here you’ll see one-story ranch- and Spanish-style homes built right throughout the 20th century underneath wide-open skies. Homeowners use their single- and multifamily homes as either investment properties or houses to occupy themselves. Home prices are lower here than they are in the more vibrant parts of Long Beach, where houses can cost several million dollars. On the Lower Westside, you can get a duplex for $783,000, a multifamily property for $750,000, a 1,000-square-foot traditional-style house for $550,000 and a two-story contemporary home for $715,000.
Attending schools within the A-rated Long Beach USD
Kids living in the Lower Westside have access to the Long Beach Unified School District, which has an A rating from Niche. Children are assigned to James A. Garfield Elementary School, Stephens Middle School and Juan Rodriguez Cabrillo High School, which are all on the west side. Cabrillo High School has an AP Spanish pass rate of 100% and a B-plus rating from Niche.
Access to nearby Hudson Park
While the Lower Westside is almost completely residential, it’s also close to several major Long Beach parks and freeways. Right around the corner is Hudson Park, a 13-acre community green space with baseball and softball fields, a playground area and picnic tables. The park has become a popular place for adult sports leagues.
Travel along I-710 and the Pacific Coast HIghway
Commuting from the Lower Westside is also relatively easy, as the neighborhood sits along the Interstate 710 freeway and the Pacific Coast Highway. Downtown LA is about 23 miles away.
