One of Los Angeles' hottest neighborhoods, Larchmont is hip and bougie with a Main Street USA vibe. "Larchmont Village is the main shopping, socializing and eating hub," says Compass Realtor Vanessa Quinn, who has been selling in Los Angeles since 2017 and does a lot of business in the immediate area. "The neighborhood is hipstery and has a coolness factor to it. It's picturesque and high-end." According to Quinn, it's common to see famous faces strolling the streets. In a notoriously unwalkable city, Larchmont is uniquely walkable. It's only 5 miles from downtown LA, and Paramount Studios is just across Melrose Avenue. "It's very central because you're between downtown and Beverly Hills and close to Hollywood. It's convenient to everything with a real neighborhood feel."
Charming and historic Larchmont Village
Though it’s partially located in neighboring Windsor Square, the heavy concentration of over 50 shops and restaurants along North Larchmont Boulevard is known as Larchmont Village. “It’s a very quiet, sort of non-touristy upscale shopping center, and the people who live around there are writers, producers, actors, studio execs,” Quinn says. “Larchmont Wine and Cheese is right there, one of my favorite places.” There is a diverse selection of retail offerings, in addition to medical offices and necessities like The UPS Store. Restaurants include bakeries, burger and bagel joints and coffee shops. Inside the neighborhood, there are a lot of dining destinations along Melrose Avenue. Like Larchmont Village, there are coffee shops and bakeries, and also fresh seafood and ethnic offerings like Peruvian and Mexican. For a bit of nightlife, Pour Vous is a Parisian-style nightclub with a dress code, velvet banquettes and dancers. For stocking up on groceries, there's a Pavilions at the corner of Melrose and Vine or, on Wednesdays and Sundays, there's the Larchmont Village Farmers Market.
Vintage character homes on sleepy streets
Larchmont is primarily single-family homes, though there are a handful of condos and multiunit buildings. The neighborhood consists of character homes built in the 1910s and ‘20s. “There are a lot of Tudors, Spanish-style, Colonial Revival — just beautiful traditional family homes,” Quinn says. The residential streets are sleepy, with plenty of street parking, though most homes have driveways. Sidewalks are shaded under a canopy of mature tree growth, and every home has different landscaping. Single-family homes range in price from around $1 million for a modest two-bedroom to over $3.5 million for a four-bedroom. Condos sell between $800,000 and $1 million, while multifamily units are between $1.1 million and $2.7 million.
High school with dual immersion Korean
Los Angeles Unified is an above-average urban public school district with a B-plus from Niche. “You’ve got the Wagon Wheel preschool there, too, which is prestigious and tough to get into,” Quinn says. Kids can attend Van Ness Avenue Elementary, a walkable community school within the neighborhood that's graded B-minus by Niche. Hubert Howe Bancroft Middle gets a C-plus. Fairfax High School is in the top 15% of California high schools for athletes, according to Niche, which grades it an A-minus. The school is known for producing actors like Mickey Rooney, Mila Kunis and Carole Lombard, and rockstars like Slash and Anthony Kiedis. Summertime events at Hollywood Forever Cemetery
Larchmont has no dedicated community parks, but Robert Burns Park is just across Beverly Boulevard in Windsor Square. Benches surround the shady neighborhood park, which has a pavilion and picnic area. Kids appreciate the playground with a climbing wall and the nearby swing sets. The Wilshire Country Club and the LA Tennis Club attract a Hollywood crowd. Strolling through cemeteries isn't for everyone, but the Hollywood Forever Cemetery is a landmark destination and the final resting place of luminaries like Cecil B. DeMille, Judy Garland and George Harrison. It's also a public outdoor venue for outdoor movies and concerts. The cemetery maintains an active calendar and is brimming with activities, particularly during summer. In June 2024, a Johnny Ramone tribute and "Pulp Fiction" 30th-anniversary event included guests like John Travolta, Fred Armisen and Billy Idol.
Highway access and public transportation options
Larchmont sits between Melrose Avenue and Beverly Boulevard, which are linked by Western Avenue and Larchmont Boulevard. Bus routes and stoplights are along these major thoroughfares, and the Vermont/Beverly Station metro is within walking distance. The neighborhood streets mostly see local traffic, and there's plenty of street parking for residents. Larchmont is about 1 mile south of U.S. Route 101 via Santa Monica Boulevard. Los Angeles is only 5 miles away, a drive that can take up to 30 minutes during rush hours. Speaking of a surprisingly long drive, it can take two hours to travel the 20 miles to Los Angeles International Airport. The famous Cedars-Sinai Medical Center is 4 miles west.
