From midcentury modern and ranch-style cottages to Spanish-influenced New Traditionals and contemporary two-story properties with steel frames, Mar Vista homes dot the landscape with mature trees, well-kept lawns and sidewalks. Built from the 1920s to the present day, single-family houses start at $1 million and go up to $2 million for 1,000-square-foot to 2,000-square-foot cottages and ranch styles. "It is also common to see developers taking down older homes, reconstructing and adding square footage to new builds," Fein says. Larger homes around 3,000 and 4,000 square feet may list between $3 million and over $4 million. Condos and townhouses range from $700,000 to more than $1 million.

Shopping and dining along Venice Boulevard

Chic storefronts and restaurants line Venice Boulevard, which is the major thoroughfare of the neighborhood. Locals are often spotted shopping at Tortoise General Store and Whimsy and Row. Café Laurent is a popular brunch spot serving casual French fare. A finalist for “Best of the Southland Regionals” by the Los Angeles Times, Taverna at the Mar Vista serves tapas-style Greek dishes while offering house cocktails. Area grocery store options include Trader Joe’s, Ralphs and Whole Foods Market. Located in the Mar Vista Center, Mitsuwa is a popular Japanese grocery chain that carries a large selection of specialty snacks and prepped food while also having several Japanese fast-food restaurants inside the store space. Prospective schools include Mar Vista Elementary School, which is rated an A-minus by Niche, and Mark Twain Middle School has a B score. Sports and programs at the Mar Vista Recreation Center

Comprised of a turf field for soccer and lacrosse, basketball and tennis courts, an outdoor hockey rink and a baseball diamond, the Mar Vista Recreation Center is a comprehensive recreational venue enjoyed by locals. The center also offers various fitness, recreation and sports programs, including basketball, baseball, music and camp. “There are lots of activities at the recreation center. I used it when I was growing up and later coached there. It’s the place that brings the community together,” Fein says. Clover Park and Penmar Park offer additional sports facilities, playgrounds and picnic areas, and golfers can book tee times at Penmar Golf Course. Residents are often spotted exercising at the Mar Vista Stairs or taking their pets to Airport Park’s dog park, and those who enjoy water activities can head to Venice Beach.

Events in Venice

With over 100,000 annual attendees, carnival rides, immersive performances and local artist and food vendors, the Abbot Kinney Festival is one of the most popular events in Westside Los Angeles. Many locals also shop and social at The Venice Beach Festival, featuring various designers and artisan vendors. Navigating into Los Angeles and Burbank

The Santa Monica Airport, which mostly operates private flights, sits adjacent to the neighborhood and is tentatively scheduled to cease operations by 2028. However, current residences bordering the airport are often affected by the noise level. Los Angeles International Airport is about 7 miles south, with Venice, Santa Monica, Century City and Culver City all located within 5 miles of the neighborhood. Downtown Los Angeles is approximately 15 miles east via Interstate 10, while Burbank is a 23-mile drive through Interstate 405. The Los Angeles County Metropolitan Transportation Authority (LACMTA), which is short for Metro, provides bus and rail connections to downtown Los Angeles and surrounding areas, while the Big Blue Bus offers bus routes throughout Southern California.

I moved from East Coast to Mar Vista, it's been almost 5 years. I hope that the gentrification doesn't push good people out, it's a decent area and still affordable part of Los Angeles, 'for now'. Why did people voted against their best interest for Proposition 10 (they voted to NOT expand rent control in California, seriously NUTS). On one hand we complain about rent prices here, gentrification, homelessness, but we could have done something about it... Mar Vista is rent controlled.

I would to see more protection for their low income communities. Also more funding for more programming would be nice. I do like that they added a Boys and Girls club inside the community.
